We are seeking a highly motivated Facilities Associate/Senior Associate, with Facilities/Maintenance experience.

The ideal candidate for this role has 3 to 5 years in a Bio Pharma Facility and or trade background in HVAC, Electrical, Plumbing, Instrumentation or Building Operations (Outside of Bio Pharma). This person should be self-motivated and can normally receive little instruction on day-to-day work, general instructions on new assignments and can complete tasks on their own. This role applies learned techniques and contributes to analysis and investigation to solve problems. They build productive internal and external working relationships to resolve mutual problems by collaborating on procedures or transactions.

Application of previous knowledge and experience to assist with implementation and improvements to existing or new procedures that apply to Facilities roles and responsibilities. The successful candidate will join us at our research facility in Agoura Hills, CA and work in a dynamic, fast-paced and team-oriented environment. This will be a full-time on-site position. Responsibilities include but are not limited to: Daily Task:

The primary responsibility for this position is to monitor and ensure all compressed gas cylinders and LN2 Dewar's have a sufficient amount of pressure in the cylinderReplace the cylinder or Dewars with a full one as neededMaintain inventory of spare cylinders and communicate reorderingEquipment Inspection Rounds - Generator's, Compressor, UPS's, Vacuum skids o All equipment has log sheet that will require documentationWeekly Task: Inspect Cryo Freezer Pods and fill with Liquid Nitrogen as neededTransfer dry ice from the outside bin to the bin that is housed in the lab areaMonthly Task:

Inspect and or perform preventive maintenance on equipment, such as Eye Wash Stations, Safety Showers, Fire Extinguishers, Refrigerator/Freezer PM's, and Incubators PM'sEscort the Pest Control vendor around the office and lab area'sQuarterly Task: Escort Vendor and support the (3) Generator MaintenanceWater Leak detection testing Annual: Building Fire Life Safety TestingSupport Generator/ Switchgear TransferSupport HEPA Filter Testing and RecertificationAs required Task:

HVAC- Light Troubleshooting to identify cause of failure and or schedule an HVAC contractor to perform repairs on AHU, FCU, FFU, ACU, Chiller, CHW valves, HHW Boiler, WSHP, CWP, CHWP, Cooling Tower HHW pumps, & HumidifiersKnowledge how to navigate BAS to verify equipment operational status, Airflows, Room DP's, & Room Temp'sPlumbing - Repaired leaky faucets, Replace clogged Aerated Flow Outlets, Snaked clogged drains, or perform small re-pipe of water linesElectrical - Comfortable working with 120v, 208v, 277v & 480v volts, Replace light ballast, Replace electrical outlets, Switches, Breakers, Transfer Switches, UPS equipment, Knowledge how to Ohm a motor, fuses, relays, and contactorsCMMS - Create work order request, Document and close WO's, Enter new Equipment/Systems, Create Maintenance Events, Add Maintenance Schedule'sMaster Control - Complete Assigned Training, Read SOP's prior to due date, Read Policies as requiredGas Pressure Regulator - Install, Plumb tubing and associated fittings to equipment, & adjust to the proper pressure settingOffice furniture movesAssemble/ Dysassemble Furniture, Desk, Laptop mounts, Monitor mounts, & TV mountsLab equipment and or lab bench movesRefrigerator, Freezer, & Incubator movesLight bulbs replacementOffice furniture repairsDoor closer adjustmentsWall patch and paintCeiling tile replacementRequirementsQualifications:

Trade School and or 2 to 3 years of Facilities related experience; or an advanced degree without experience; or equivalent work experienceAbility to interpret mechanical specification drawings and other technical data sheetsAble to follow written and oral instructions for complex tasksAbility to work rotating shifts, night shifts, extended shifts, and/or weekendsPosition requires knowledge and usage of hand and power tools to perform assignmentsExcellent verbal and written communication, organization & time management skillsBasic computer skills.

(Microsoft Office Suite)Strong organizational and time management skills3+ years of prior office coordination experienceStrong sense of responsibility and ability to complete tasks with minimal supervisionStrong organizational skills that reflect ability to perform and prioritize multiple tasks seamlessly with excellent attention to detailHighly Proficient in Microsoft Office (Outlook, Word, Excel, and PowerPoint)Experience in customer service in a fast-paced environmentPhysical Requirements:
