Job Title: Accounts Receivable Executive / Officer / AccountantDepartment: Finance & AccountingReports To: Finance Manager / Accounting ManagerIndustry: Property Development / Real EstateJob SummaryThe Accounts Receivable (AR) professional is responsible for managing, recording, and monitoring all incoming payments from property buyers, tenants, and other stakeholders. This role ensures timely collection of receivables, accurate invoicing, proper documentation, and compliance with company policies and statutory requirements. The position also plays a key role in supporting cash flow management and maintaining healthy customer relationships.Key ResponsibilitiesBilling & InvoicingPrepare and issue invoices, progress billings, and statements for property sales, lease rentals, and maintenance fees.Ensure billing aligns with sales and purchase agreements, construction progress, and project milestones.Verify accuracy of customer details, property units, and payment terms before issuing invoices.Collection ManagementMonitor receivable balances and follow up on overdue accounts through calls, emails, and official reminders.Coordinate with the Sales, Credit Control, and Legal departments regarding delinquent accounts and payment disputes.Record all incoming payments accurately in the accounting system (e.g., bank transfers, cheques, online payments).Prepare daily or weekly collection reports for management review, Escrow account management, including coordination with the auditor during the escrow accountCoordinate with banks and authorities on profit withdrawal Customer Account MaintenanceMaintain up-to-date customer ledgers and reconcile balances regularly.Handle customer inquiries related to billing, payments, or account statements.Process refunds, rebates, and adjustments where applicable.Reporting & ReconciliationPrepare AR aging analysis and highlight overdue accounts.Reconcile AR subsidiary ledger to the general ledger.Assist in month-end and year-end closing, ensuring completeness of AR data.Support external and internal audits with relevant documentation. Compliance & Process ImprovementEnsure all transactions comply with accounting standards, company policies, and local regulations (e.g., tax invoices, VAT/GST).Assist in implementing process improvements for faster and more accurate billing and collection.Maintain confidentiality and accuracy of financial and customer information.QualificationsEducation: Bachelor’s degree in Accounting, Finance, or a related field.Experience: 4-6 years of experience in accounts receivable, preferably in property development or real estate. Familiarity with project-based accounting, instalment payments, and property financing arrangements.Technical Skills:Proficient in accounting software (e.g., SAP, Oracle, or property management systems).Strong knowledge of MS Excel and financial reporting tools.Soft Skills: Strong attention to detail and accuracy.Excellent communication and interpersonal skills for dealing with buyers and internal teams. Good organizational and time management skills.Performance Indicators (KPIs)Timeliness and accuracy of billing.Collection efficiency and days sales outstanding (DSO).Accuracy of AR reconciliation. Reduction in overdue receivables.Customer satisfaction and minimal billing disputes.
