Job Description

DescriptionESR is seeking a driven and analytical Analyst with minimum 2 years of investment experience to join the Group Investment Team. The candidate will independently evaluate real estate investment opportunities, conduct in-depth financial modelling, and prepare high-quality investment papers as well as ad-hoc analysis to support strategic decision making by ESR senior management.The candidate will also work with key stakeholders across the broader business, including the Group Strategy & Investments team on Mergers & Acquisitions opportunities and the in-country investment teams on key projects.Key ResponsibilitiesInvestment EvaluationIndependently assess potential real estate investment opportunities across various asset classes and geographies, including both equity and debt structuresFinancial ModellingDevelop and maintain sophisticated financial models to analyze deal-level economics, sensitivity scenarios, and return metrics (e.g., IRR, equity multiple, cash-on-cash)Investment PapersDraft clear and compelling investment memos and presentations for internal investment committees and senior leadership, outlining the strategic rationale, risks, and recommendations.Market Research & Analysis Conduct macro and micro-level market research, competitive benchmarking, and due diligence to inform underwriting assumptions and investment strategyDue Diligence CoordinationLiaise with brokers, partners, legal counsel, and other external advisors to facilitate deal executionAd-hoc AnalysisProvide on-demand analytical support to senior management, including portfolio reviews, hold/sell analysis, and performance trackingInternal Investment SupportReview potential investment opportunities proposed by the broader business and work with Group Strategy & Investments team on potential Mergers & Acquisitions opportunitiesRequirementsQualifications & ExperienceTarget candidate will have a minimum of 2 years’ experience working in real estate investment, real estate funds management, real estate private equity, or similar role Bachelor’s Degree from top-tier university with an outstanding university academic recordPosition ChallengesBalancing competing prioritiesAdhering to important deadlines whilst maintaining accurate high-quality outputsThe ability to work semi-autonomously, delivering well considered output with minimal continuous review and refinement by managementManaging senior internal and external stakeholders whose opinions may vary, to find consensus and deliver the agreed upon outcomeClearly and effectively communicating deliverables with the capability to engage in thoughtful robust debate as requiredKey Personal AttributesAbility to work and collaborate within a close-knit team structurePersonal resilience and calm professional demeanourExceptional analytical and problem-solving skillsHighly proficient in financial modelling with knowledge of valuation and corporate financeSolid understanding of accounting concepts and financial statementsStrong commercial acumen and ability to engage in strategic thinkingClear effective communicator capable of engaging with stakeholders from across the organisationDesire to continually strive for professional excellence and ongoing developmentStrong work ethic with the ability to work autonomously and deliver outcomes to agreed timelinesEnthusiastic and energetic attitude toward both work and personal life
