This role combines strategic planning, people development, and performance management. The Associate Sales Director ensures that all sales activities align with the company’s objectives, brand standards, and customer service excellence.KEY RESPONSIBILITIES Sales Leadership & Performance ManagementLead, motivate, and coach Sales Managers and Property Specialists to meet or exceed sales targets.Set individual and team goals, monitor KPIs, and ensure performance accountability.Conduct regular sales meetings, performance reviews, and field coaching sessions.Develop and implement sales strategies for project launches, events, and quarterly targets.Business Development & Sales StrategyCollaborate with Marketing, Finance, and Project Development teams to design pricing, promotions, and market positioning.Analyze market trends, competitor activities, and client feedback to refine sales approaches.Support new project rollouts by ensuring readiness of sales teams and collaterals.Drive lead conversion initiatives and monitor ROI of marketing activities.Team Building & Talent DevelopmentRecruit, train, and mentor Sales Managers and high-potential agents.Promote a high-performance culture through recognition, incentives, and professional growth opportunities.Ensure compliance with PRC and RESA Law requirements for all sales personnel.Reporting & CoordinationPrepare and present regular sales performance reports to the Sales Director and VP for Sales.Coordinate with Admin, Documentation, and Finance teams to ensure smooth client transactions.Represent the sales division in management meetings and cross-functional planning sessions.REQUIRED SKILLS AND QUALIFICATIONSBachelor’s degree in Business, Marketing, Real Estate Management, or related fieldAt least 8 years of progressive experience in real estate sales, including at least 2-3 years in a managerial or leadership capacityProven track record in achieving sales targets and managing high-performing teamsStrong leadership, motivational, and communication skillsStrategic thinker with analytical skills in sales forecasting and market analysisMust be accredited under a PRC-licensed broker or hold a PRC Real Estate Broker licenseWilling to work flexible hours and travel to project sites or regional offices
