CORE VALUES: * Helpful * Humble * Aware * DrivenPOSITION OVERVIEW: Under the direction of the Regional Production Manager, the Superintendent II is responsible for managing the home building process by enforcing company work guidelines, upholding schedules, and staying within budget.

ESSENTIAL FUNCTIONS:

  Responsible for completing homes per plans, specifications, and applicable building codes Manages and helps to develop Superintendent I and Detail Carpenters Manages job schedules to meet expected metric for Days Under Construction Maintains highest level of quality during construction Inspects jobs during all phases of construction Works with Trade Partners to ensure homes remain on schedule and within budget Schedules and meets with customers for all required customer meetings Supports Sales Team with maintenance of Model and Spec Homes Develops and maintains good working relationships with land developers, municipalities, Sales Consultants, vendors, and Trade Partners Strong focus on maintaining community appearance Ensures job sites are kept clean and free of construction debris and ready for each Trade Partner Safeguards job sites for inclement weather and performs erosion and sediment reports weekly and after every rain event Updates customers weekly on job status Meets weekly with Sales Consultants to review job statuses Participates in Production Meetings Reviews and approves vendor invoices, VPOs/POs Participates in Homeowner Emergency On-Call rotation Provides feedback to Home Office Team and Regional Departments for improvements to eliminate VPO’s and service requests Ensures all employees, Trade Partners, and suppliers are following best safety practices on jobsitesEXPERIENCE/EDUCATION/COMPETENCIES:

  High School Diploma/GED required, Associate or Bachelor’s Degree in Construction Management or related degree preferred 3 or more years of residential construction experience and minimum of 1-year supervisory construction experience preferred Capacity to perform in a busy, changing, multi-tasking work environment required Aptitude to prioritize tasks and to manage time efficiently required Excellent customer service skills required Excellent communication skills, written and verbal required Proficiency in Microsoft Office including Word, Excel and Outlook required Valid, current driver’s license requiredWORKING CONDITIONS: Primarily outdoor setting.

The expected work hours are to report at a consistently scheduled time and is seldom absent. This position requires later hours, which may include evenings and weekends to cater to the workload. Requires the ability to work at and/or travel to various sites/communities on a daily basis and to transport tools and materials as required. PHYSICAL REQUIREMENTS: Frequently requires the ability to lift up to 75 lbs. , bend, squat, kneel, stand, walk reach, pull, push, twist, climb and to sit for extended periods of time and in different climates.

Frequently, you must be able to read and comprehend, write effectively and professionally, perform minor calculations, orally communicate with all levels within the organization, reason and analyze data. The main equipment/machinery used is the computer, telephone, and occasionally a variety of hand tools.
