Located in Tempe, Arizona the Associate Director of Asset Management is critical to both the immediate execution of the firm’s near-term business plan and the long-term creation of enterprise value in the organization. The Associate Director of Asset Management will have significant experience in leadership, management, processes, policies, procedures, and computer systems.

Core responsibilities include developing and supervising the strategic plan, management, leasing, financial analyses, operating and capital budgets, returns on an internal rate of return and multiple basis, and timely reporting on a monthly, quarterly, and annual basis regarding the performance of each asset. This role is 100% in-office due to the collaborative nature. The Job EssentialsThis person’s key responsibility will be as follows: Strategic DirectionPrepare annual asset business plans for each asset including leasing objectives, operating budgets, and capital plans. Develop and implement both operational and leasing strategies, direct and communicate those strategies to internal & external parties.

Evaluate and resolve property operational issues within budget and portfolio goals and objectives. Monitor and report on asset operational and financial performance on an ongoing basis. Present quarterly asset reviews, providing all material inputs and follow-up items to meet or exceed projected returns. Establish quarterly lease rate guidance and drive execution of same with Leasing teams. Negotiate, review, and approve material tenant lease documents and other asset related agreements. Provide asset acquisition/disposition support as needed (e. g. property tours, diligence coordination, material inputs, closing oversight, etc. ).

Perform regular site visits and develop strong understanding of the markets in which BKM assets are located. Conduct in-depth market research to fully understand each asset’s position in its respective market from a leasing and investment perspective and all underlying factors that may influence performance. Leadership / Management of Staff and Third PartiesDevelop strong relationships through sound leadership with onsite personnel, vendors, and other stakeholders to support the asset business plan and broader company objectives. Hire, lead, and develop a team of knowledgeable, hard-working Leasing personnel in assigned market(s).

Support and direct BKM Management Company personnel to execute the business plan and maximize asset level performance. Engage and direct any other necessary internal or external personnel (e. g. vendors, contractors, leasing agents, consultants, etc. )Investor / Client AccountabilityEnsure all investor deliverables and timelines are consistently met. Act as a resource for fundraising and other investor relations efforts (meetings, property tours, inquiries, etc. ). Provide internal Monthly, Quarterly, and Annual deliverables to Department head for broader Executive team distribution.
