Role: Commercial Asset ManagerClient: International Property Investment & Asset Management FirmEssentials: 2+ years’ experience in commercial asset management (retail focus advantageous) | Strong lease knowledge & landlord/tenant legislation | SCSI/RICS accreditation desirable | Full driver’s licence requiredLocation: South DublinSalary: €DOEPackage: Pension contribution, Bonus, Mileage allowance, On-site gym/PT group sessionsFlexibility: Full-time or part-time (4 days) applications consideredOur client, a long-established investment and asset management company, is hiring a Commercial Asset Manager to oversee a growing national portfolio of retail, office, and industrial properties. Based in South Dublin, this is an excellent opportunity to gain client-side experience, work on long-term asset strategy, and help drive the value and performance of a diverse portfolio.Key Responsibilities:Portfolio & Property OversightManage the day-to-day operations of a mixed-use portfolio, including regular site inspections and contractor coordination.Oversee tenant fitouts and refurbishment projects to ensure quality and compliance.Tenant & Lease ManagementManage tenant relationships and resolve matters effectively, balancing commercial objectives with strong relationships.Track and action critical lease dates, including renewals, re-gears, rent reviews, and new lettings.Develop and implement letting strategies for vacant units to minimise voids and costs.Service Charge & Financial ControlPrepare and oversee annual service charge budgets and reconciliations.Monitor arrears and manage rates revaluations, ensuring tenants engage with the process.Asset & Investment StrategySupport asset-level strategy including tenant mix, leasing, and repositioning opportunities.Drive income growth through asset management initiatives and capital improvement projects.Monitor property performance (occupancy, income, capital value) and identify opportunities to enhance value.Compliance & Capex ManagementEnsure statutory compliance, health & safety obligations, and contractor performance standards.Manage capital expenditure projects from feasibility through to completion.Reporting & InsightsProvide regular reports on performance, tenant issues, capex, and leasing activity.Support the leadership team with accurate and timely data to guide investment decisions.If you're interested or would like to find out more, please apply directly or contact josh@careeriser.ie or +353 1 578 9566.
