JOB REQUIREMENTS: REPORTS TO: Executive Director DIRECT REPORTS:Construction Site Supervisor RePair Program Supervisor POSITION SUMMARYThe Construction Director is ultimately responsible for all aspects ofthe planning, construction, and follow-up of the Affiliate\'shome-building and repair/rehab programs. The Construction Directorensures that each home is built to code, on schedule, within budget, andwith Habitat\'s high standard for quality and safety. RESPONSIBILITIES:Oversee all phases of home construction, from groundbreaking to finalinspection. Participate in the creation of cost estimates/budget,request and review bids from subcontractors, create overall constructionschedule, acquire all permits, schedule inspections, order materials.Identify and coordinate the acquisition of sites suitable for homeconstruction or rehab/repair. Manage construction schedules andresources to ensure timely completion of projects. Supervise and supportsite supervisors, construction specialists, and volunteers. Ensureadherence to safety protocols, building codes, and Habitat constructionstandards. Maintain quality and control through site visits,inspections, and team feedback. Develop and manage annual constructionbudget in collaboration with the Executive Director and Finance staff.Create detailed budgets for each individual construction project.Oversee material procurement, subcontractor coordination, andconstruction site logistics. Review, get approval, and categorize allconstruction-related invoices. Responsible for development andmanagement of key programs that support the construction process,including quality control, energy efficiency, safety, and material andhouse sustainability. Seeks to identify and implement new and innovativeconstruction techniques and efficiencies. Manage construction resources(vehicles, tools, equipment) to minimize theft and loss; monitorcondition of pickup truck, maintain and clean it; organize tool storageand keep inventory records current. Research, pursue, and use in-kindmaterial and labor whenever possible and feasible. Document all in-kinddonations and provide notification to the Operations Assistant. Carryout maintenance projects in the office, the warehouse, and propertiesowned by the affiliate. Oversee the completion of all warranty work oncompleted homes. Maintain positive relationships with all subcontractorsand vendors (i.e. personal visits, thank you notes when applicable,holiday cards, etc.). Work with the ReStore Manager to utilize ReStoredonations as appropriate to reduce the cost of construction and rehab ofHabitat homes. Maintain quality control through site visits,inspections, constructive criticism and team feedback. Execute regularcheck-ins. Sustain a collaborative environment to ensure positive,effective, and efficient working relationships between constructionstaff and all other departments of the organization, as well assuppliers, contractors, families, and volunteers. Monitor staffperformance on a regular basis and conduct annual performance reviewsfor all direct reports. Collaborate with staff to develop an employeegrowth plan. Work with Volunteer Coordinator to ensure proper numbers ofvolunteers on site and to provide individuals and partner families withmeaningful volunteer experiences. Direct and train skilled and unskilledvolunteers. Work closely with Partner Family throughout building processto ensure the family is assigned duties to complete their sweat equityrequirement. Operate in compliance with all guidelines and policies ofHabitat for Humanity-La Crosse Area, Habitat for Humanity International,and all municipal/local/state building codes and regulations. Review theaffiliate safety policy on an annual basis; enforce safety rules at alltimes, including use of safety equipment, receipt of liability waiversfrom volunteers, verify parental permission for minors, and nforcerestrictions on activities and use of power tools. Work in compliancewith relevant grants. Schedule and ensure regular meetings of theConstruction Committee. Prepare and submit written monthly report to theBoard of Directors. Other duties as may be assigned by the ExecutiveDirector. \*\*\*\*\* OTHER EXPERIENCE AND QUALIFICATIONS: QUALIFICATIONREQUIREMENTS: Mission driven. Understanding of and ability to articulateHabitat for Humanity\'s mission and goals. Saturdays are required.Includes Sundays and Mondays off. Evening or weekend (Sunday, Monday)meetings may occasionally be required. Thorough, demonstrated knowledgeof residential construction, building materials and techniques,understanding of subcontractor work and requirements, constructionManagement Skills, Job Safety Skills, Energy Star Requirements.Proficiency in MS Word, Excel, Outlook and MS Project. Goodorganizational skills with the ability to simultaneously manage/directchanging teams on multiple projects and sites including new homeconstruction, critical home repair, and deconstruction. Ability toeffectively communicate with people from different and diversebackgrounds; must be able to develop a good rapport with volunteers,subcontractors, partner families, and other community partners. ValidDriver\'s License, ability to drive affiliate vehicle(s), and insurableunder affiliate driver\'s policy. Ability to climb ladders, use anddemonstrate use of construction and power equipment. Able to lift 50lbs. frequently, and 75 lbs. occasionally. Independent (able to workproductively with little supervision) Goal-oriented / focused onproductivity Motivated and able to motivate others; team player Treatsothers with respect and patience; acts in a professional manner Highschool diploma or GED required.
