About CoreBuilt Contracting: CoreBuilt Contracting, Inc. is a nimble, growing commercial general contractor headquartered in Evanston, Illinois. We complete projects throughout Chicagoland and have recently expanded beyond state lines. We specialize in interior buildouts, building renovations, and ground-up construction in the commercial sector. We are seeking a Construction Project Manager with 5+ years of commercial construction experience who can immediately step in as a Project Lead to manage all aspects of a project life cycle. SUMMARY OF POSITION:
The Project Manager is responsible for day-to-day oversight of commercial interior build outs, building renovations, and ground-up construction from $50,000 rehabs to $10,000,000 ground-up buildouts. Overall objective is to facilitate a smooth project delivery that concludes with a satisfied client and is within schedule and under budget. The Project Manager will be responsible for management of a project for the entirety of its life cycle, including pre-construction, budgeting, estimating, prime contract execution, subcontractor negotiations and awards, project planning, scheduling, buildout execution, and close-out. JOB RESPONSIBILITIES: Estimating / Pre-Construction: Participate in pre-construction services, conceptual estimates, and budgeting.
Manage/oversee project estimating and produce deliverable proposal to prospective clients. Create approved subcontractor bid list and attend pre-bid walk-throughs with clients and subcontractors. Project Management: Develop and maintain a thorough understanding of the provisions and requirements of all contract documents, including plans, specifications, owner contracts, subcontracts and purchase orders. Develop construction budgets and interface with accounting team – complete accounting functions as they pertain to the project. Review and approve subcontractor and vendor invoices and change requests. Manage and hire subcontractors for all projects including writing contracts, scopes of work for contracts, buyouts, manpower assessments, etc.
Maintain relationships with clients, subcontractors, architects, engineers, government officials, and other related parties. Ensure quality of work by subcontractors and CoreBuilt meets or exceeds expectations. Write critical project related correspondence. Prepare and develop reports for client status updates and meetings/requests. Develop project schedule that shows a logical critical path, float and durations with properly scheduled predecessors and successors in an organized breakdown structure. Work with Field Superintendent to coordinate all aspects of assigned projects. Report on project progress and financial status via Construction Management software.
Supervise support staff on permit procurement, insurance requirement reviews, lien waivers, submittals, RFIs, etc. Manage change orders with clients and subcontractors. POSITION REQUIREMENTS: Education/Experience: 3-5+ years as a Construction Project Manager a must. Prior Commercial Interior or out of the ground General Contracting experience required. Undergraduate degree in Construction Management, Architecture or Engineering (or similar degree) is preferred. Ability to read and understand Construction Blueprints, specifications & technical language of construction for all trades. Well-developed skills for managing project profitability and reporting including budgeting, estimating, forecasting, and analyzing job costs and active project budgets. Software Skills:
Must be a demonstrated quick learner of new applications and technology. MS Outlook, Word & Excel experience required. MS Project experience a plus. Bluebeam Revu experience a plus. Experience with web-based Construction Management software and Bidding/Estimating tools required. Competencies: Demonstrated ability to work independently and manage multiple competing priorities. Strong attention to detail and organization skills. Diplomacy to navigate relationships with clients, field staff, municipalities, subcontractors, and clients. Proven ability to successfully manage multiple projects concurrently. Job Requirements: Must have a valid driver’s license and your own transportation. Availability and flexibility to work between 8: 00am and 5:
00pm M-F on time and supervise construction efforts as necessary. Physical ability to climb a ladder to inspect worksite, eg ceilings, measure spaces, etc. Passing of a clear criminal background check. Must be willing to periodically travel regionally based on location of awarded projects. Must take full ownership of assigned responsibilities. Must be willing to fill in at any level where there's an immediate need. Must have ideas to improve methods and processes and be brave enough to present them. Must have a higher standard for quality control than the most particular client.
Must be a customer service driven over-communicator with great attention to detail. Must be able to solve problems creatively and independently. Proven ability to assume leadership and compel individuals and teams to achieve collective goals.
