Development Manager 📍 On-site | Western Canada 🏢 Commercial Real Estate Investment & DevelopmentAbout the Opportunity Bullpen, on behalf of our client, is seeking a Development Manager to lead site acquisition, design coordination, entitlements, and project execution across a growing portfolio of commercial and mixed-use projects. This is a hands-on leadership role that combines financial acumen, design oversight, and construction management within an entrepreneurial and fast-paced environment.The ideal candidate is a well-rounded development professional who thrives on taking projects from concept through completion — managing consultants, budgets, schedules, and stakeholder relationships along the way.Key ResponsibilitiesSite Acquisition & FeasibilitySource and evaluate new development opportunities.Oversee due diligence including zoning, environmental, and site analysis.Prepare and negotiate LOIs and purchase agreements.Entitlements & Design CoordinationManage zoning, permitting, and municipal approvals.Lead coordination between architects, engineers, and consultants.Ensure design intent aligns with budget, schedule, and project goals.Financial Analysis & ReportingBuild and maintain development pro formas and budgets.Prepare investment memos and progress reports.Track performance metrics and project cash flows.Project Management & DeliveryOversee construction progress to ensure on-time, on-budget delivery.Manage Owner-Architect-Contractor relationships and key project decisions.Coordinate project handoff to leasing or asset management teams.Key Performance MetricsTarget IRR (Project Metric)Budget vs. Actual VarianceNumber of Sites SourcedOn-Time and On-Budget Project DeliveryQualifications5–10 years of progressive experience in real estate development.Strong understanding of design, entitlement, and construction processes.Advanced Excel skills and comfort with development modeling and analysis.Excellent communication and organizational skills with the ability to manage multiple projects simultaneously.Bachelor’s degree in Real Estate, Architecture, Engineering, or a related field.
