Job Title: Business Development Director Department: Client and Commercial Services Reports To: President of Client and Commercial Services Location: Head Office / Client Sites as requiredRole OverviewThe Business Development Director is responsible for leading and executing the growth strategy of Actuate Builders, Inc. by identifying, developing, and securing new business opportunities across construction, fit-out, and design-build markets. This role is pivotal in expanding ABI’s client base, strengthening partnerships, and ensuring the company’s sustained profitability and market presence.The Business Development Director leads a high-performing team that translates ABI’s core strengths—agility, boldness, and innovation—into winning proposals and long-term client relationships.Key Responsibilities1. Strategic Business DevelopmentDevelop and execute ABI’s business development strategy aligned with the company’s growth objectives and annual revenue targets.Identify new markets, client segments, and partnership opportunities that align with ABI’s capabilities and service offerings.Lead go-to-market initiatives for new services and ensure alignment with brand positioning.2. Client Relationship ManagementBuild and maintain strong, enduring relationships with clients, consultants, and developers.Drive client engagement strategies to ensure satisfaction, repeat business, and referrals.Lead key account planning and relationship mapping for major clients.3. Opportunity Management and BiddingOversee the qualification, pursuit, and prioritization of project opportunities.Collaborate with the Commercial and Design Teams to develop compelling, accurate, and competitive proposals.Lead negotiations, presentations, and closing of deals with clients and partners.4. Market Intelligence and BrandingTrack industry trends, competitor strategies, and client needs to inform business direction.Partner with Marketing and Communications to enhance ABI’s visibility through campaigns, client events, and public relations.Represent ABI at industry forums, exhibitions, and strategic partnership events.5. Leadership and Performance ManagementLead, mentor, and inspire the Business Development Team to meet or exceed growth objectives.Foster collaboration with Commercial, Design, and Operations teams to ensure client solutions are integrated and competitive.Monitor team and individual performance metrics and ensure continuous improvement.QualificationsBachelor’s degree in Engineering, Architecture, or Business; Master’s degree is an advantageMinimum of 15 years of experience in business development, client management, or sales leadership within the construction, design-build, or real estate industryProven success in securing large-scale projects and managing complex client portfoliosStrong professional network within the construction and property development sectorsExcellent negotiation, presentation, and interpersonal skillsStrategic mindset with financial and commercial acumenProficiency in MS Office and CRM or pipeline management toolsTop 5 Key Performance Indicators (KPIs)Revenue Target Achievement: ≥ 100% of annual new business and renewals target attainedBid Win Rate: ≥ 30% success rate of qualified bids submittedClient Retention Rate: ≥ 90% of key accounts retained annuallyPipeline Health: Maintain at least 3x the annual revenue target in qualified opportunitiesClient Satisfaction (NPS): ≥ +30 client Net Promoter ScoreCompetenciesStrategic and results-driven leadershipStrong client orientation and relationship-building capabilityExcellent communication, negotiation, and influencing skillsHigh business acumen and market insightIntegrity, professionalism, and alignment with ABI’s values of Agility, Boldness, and Innovation
