Brief DescriptionProvides leadership and direction for the organization’s various maintenance management, personnel, and programs, including short and long-term planning for building maintenance, construction project management, custodial support operations, vehicle fleet maintenance, contract administration, and all aspects of construction development, including design of conceptual drawings, scopes, schedules, specifications, and obtaining bids.What You'll Be DoingResponsible for maintaining the facilities and all hard-scape features.Provides the Vice President-Facilities assistance with developing long-range strategic plans based on the organization’s growth and needs.Provides direction and supervision to Maintenance supervisors and managers responsible for employees by building competence through effective coaching, performance management, and mentoring.Creates an environment in which employees are recognized for their accomplishments and contributions to the success of the team of facilities.Directs staff and coordinate the department’s resources by providing clear direction for necessary services that include maintenance, repairs, heavy construction projects, custodial services, and fleet services.Collaborate daily with management to minimize disruptions during the repair and construction of projects.Reviews available drawings from the Architecture & Engineering Department for the development of heavy construction project plans to ensure improvements can safely be made as designed.Prepares and/or reviews schematics, construction drawings & documents, schedules, and specifications for various projects and confers with end users, architects, consultants, and/or contractors.Provides cost estimates for repair, replacement, and modernization projects.Works directly and effectively with supervisors, staff, and/or contractors to ensure that the delivery of services and improvements meets the needs of the Association.Conducts bid walks, pre-construction meetings, and quality control inspections with department supervisors present as required.Reports on the status of projects with a focus on progress and quality of deliverables compared to deadlines and spending compared to budget.Initiates and develops strong working relationships with management and team members.Participates in professional organizations and maintains an understanding of current ideas, research and practices pertaining to the areas of responsibility for the Facilities Department.Organizes and facilitates regularly scheduled training with supervisors as needed to educate and implement quality improvements as a strategy.Works with department supervisors through the new hire, promotion, voluntary and involuntary termination, and/or transfer processes for the purpose of maintaining staffing needs and productivity of the work force.Fosters a positive and collaborative work environment for all Facilities team members.Provides department supervisors with support on technical issues and helps them develop professionally and personally.Performs the position and all related job duties in a safe manner while accepting personal responsibility for maintaining a safe and healthy work environment.Arranges for staff and/or contractors to access work sites by providing the appropriate contact information, keys, fobs, and/or alarm codes.Schedules the work of projects to maximize available hours and to minimize interruptions to operations.Coordinates with department supervisors to temporarily close chapels or churches as required.Adjusts to differing work schedules as the department needs require it.Occasionally performs work at outside parks that may require overnight stays.Demonstrates tact, diplomacy, and emotional competency when dealing with team members and the public.RequirementsBachelor of Science degree in facilities management, engineering, business administration, or related field required.Valid CA Driver's License, including state required levels of active auto insurance. Minimum 8+ years of experience in leading Facilities Maintenance, construction, or similar roles with at least 5+ years supervising and leading a team required.Bilingual (English/Spanish) preferred.Project Management certification (PMP) preferred.Attains goals for personal performance improvement agreed upon during the PREP.Knowledge of commercial construction procedures and bidding processes as well as procurement, personnel, accounting, and budget processes.Knowledge of safety, environmental, energy, ADA, and Federal and State regulatory requirements.Knowledge of all areas of Facilities Management Service operations such as utility systems, HVAC equipment, and mechanical systems.Experience with computerized fleet maintenance management systems.Knowledge of commercial concrete, brick masonry, marble, and stone construction.Excellent leadership skills and proven ability to build, develop, and motivate teams.Proactive, well-organized, and results-oriented with the ability to simultaneously lead and participate in multiple projects.Strong interpersonal communication skills.Strong proficiency with Microsoft Excel, PowerPoint, Word, CAD, Bluebeam, Visio, and/or MS-Project skills.Ability to comprehend and analyze complex problems.Excellent technical competencies in a variety of areas including use of technology, mathematics skills, writing and editing, organization, and statistical record keeping.Hands-on experience with HVAC units, electrical, buildings, custodial, carpentry, fleet equipmentCompetitive BenefitsForest Lawn takes pride in offering an excellent benefits package to our employees, which taken as a whole, leads our industry and is competitive with the benefits in just about any other industry.
