Job Description
We are looking for a detail-oriented and proactive Engineering Associate to support the effective operation, maintenance, and safety of our residential and commercial properties. The role involves hands-on coordination with FM service providers, contractors, and residents to ensure high standards of facility performance, compliance, and customer satisfaction.Key ResponsibilitiesSupervise and coordinate the FM service provider and/or DLP contractor in the daily operation and maintenance of mechanical, electrical, plumbing (MEP), and HVAC systems.Ensure timely and effective repair of key equipment, including elevators, lighting, water pumps, and fire protection systems, while conducting routine inspections to identify potential issues.Liaise with third-party contractors for scheduled maintenance, repairs, and emergency responses, ensuring performance meets service level agreements (SLAs).Review and validate quotations from FM service providers for outsourced services, maintaining cost-effectiveness without compromising quality.Act as the main point of contact for residents’ facility-related concerns or complaints, ensuring timely resolutions and professional communication.Monitor compliance with local regulations and safety standards, maintain documentation for audits and certifications, and conduct regular safety inspections and emergency drills.Prepare and manage budgets for maintenance and repairs, track expenses, and maintain an organized inventory of tools, equipment, and spare parts.Monitor utility consumption, recommend energy-efficient solutions, and support sustainability initiatives to optimize operational performance.Regularly review and update service requests logged in the community app/CAFM to ensure timely resolution in line with SLAs.Prepare site observation and technical reports as required, maintaining detailed records of maintenance schedules, warranties, and service logs.Qualifications & SkillsBachelor’s or Diploma in Mechanical/Electrical Engineering or a related discipline.4–6 years of experience in the UAE or GCC within facilities management, maintenance operations, or property engineering.Experience in residential high-rise building FM with strong competency in MEP systems and basic knowledge of civil works.Strong communication skills and a high level of customer service orientation.Knowledge of safety standards, regulatory compliance, and CAFM systems.Excellent organizational and problem-solving abilities with strong attention to detail.What We OfferCompetitive salary and benefits packageSupportive and collaborative work environmentOpportunities for professional growth and development
