Facilities Manager - Real Estate Development

As part of our ongoing growth, we are looking to hire a Facilities Manager who will oversee the operation, maintenance, and enhancement of the developer’s real estate portfolio — including residential, commercial, and mixed-use properties. The role ensures that all facilities are safe, efficient, compliant, and maintained to the developer’s brand and quality standards, thereby protecting and enhancing asset value and ensuring an exceptional occupant experience.RESPONSIBILITIESFacilities Operations & MaintenanceManage all hard and soft FM services for completed developments, including building systems (MEP, HVAC, fire life safety, elevators, etc.).Establish and implement preventive and corrective maintenance programs for all assets.Oversee service delivery across owned, leased, and common areas in line with SLA and KPI targets.Monitor and optimize energy consumption, water usage, and sustainability performance.Ensure that building handover and DLP (Defects Liability Period) processes are managed effectively with the Projects and Engineering teams.Asset & Property Lifecycle ManagementDevelop and execute asset preservation strategies to maintain property value over time.Support the transition from project completion to operations, including commissioning, snagging, and O&M documentation.Conduct periodic asset condition assessments and recommend capital improvement plans.Vendor & Contractor ManagementSource, negotiate, and manage service providers (maintenance, cleaning, security, landscaping, waste management).Prepare and manage FM contracts, ensuring compliance with company procurement and governance standards.Evaluate contractor performance through KPI and SLA tracking, ensuring service excellence.Health, Safety & ComplianceEnsure compliance with UAE regulatory bodies, including Civil Defense, Municipality, and Environment authorities.Implement and monitor company HSE policies and standards.Conduct periodic safety audits, emergency drills, and risk assessments.Stakeholder & Tenant RelationsAct as the main liaison between tenants, the developer, and service providers for all FM-related matters.Ensure timely response and resolution to tenant requests, complaints, and maintenance issues.Collaborate with the leasing, community management, and customer experience teams to ensure high satisfaction levels.QUALIFICATIONS & EXPERIENCEBachelor’s degree in Facilities Management, Mechanical/Electrical Engineering, or a related discipline.Minimum 7–10 years of experience in facilities management, with at least 3–5 years in a real estate development or property management environment within the UAE or GCC.Strong technical understanding of building systems, construction quality, and lifecycle management.Familiarity with UAE regulations and standards for building operations and maintenance.Proficiency with CAFM, CMMS, and/or BMS platforms.Professional certifications such as IFMA, RICS, NEBOSH, or IOSH are advantageous.
