Investment Analyst, Real Estate

The OpportunityThis role sits within the Investment team and offers exposure across the full investment lifecycle — from underwriting and acquisition through to asset management, portfolio analysis and fund reporting.Key ResponsibilitiesInvestment Analysis & TransactionsBuild and maintain detailed financial models (acquisitions, divestments, development and repositioning)Conduct cashflow modelling, IRR analysis, debt structuring and scenario testingSupport due diligence processes (commercial, financial and operational)Assist in preparing Investment Committee papers and transaction memorandaAnalyse leasing assumptions, capital expenditure and asset-level performanceFund & Portfolio AnalysisAssist with portfolio performance analysis across retail and other direct real estate assetsSupport fund-level modelling including returns, cash distributions and capital trackingMonitor asset performance against underwriting and investment thesisWork closely with Asset Management on forecasting and variance analysisReporting & Stakeholder SupportContribute to quarterly and annual investor reportingAssist in valuation processes and external advisor coordinationPrepare internal performance dashboards and analyticsSupport capital raising materials and data room management when requiredAbout You2–4 years’ experience in Corporate Finance, Financial Modelling, Funds Management or Investment banking (real estate coverage) or Big 4 TS or Financial Modelling.Strong financial modelling capability (advanced Excel essential)Clear understanding of IRR, NPV, equity waterfalls and capital structuringHighly analytical with strong commercial judgementStrong written and verbal communication skillsA proactive mindset with the ability to operate in a lean, high-performing teamPlease apply directly or contact Will Harrington will@capstonerecruitment.com.au or on 0438 968 465
