With a robust pipeline of active projects across Western Canada valued at over $1 billion, Troika is evolving from a merchant developer to a long-term owner-operator, guided by its mission of Building Sustainable Communities and leveraging its vertically integrated platform to drive value and reduce execution risk.Your New RoleReporting to the Director, Investments and working closely with the CFO, you’ll play a key role in acquisitions, financing, investor relations, and asset management across Troika’s expanding portfolio. This is a mid-level, hands-on position designed for a talented professional who thrives at the intersection of analysis, execution, and strategy.You’ll build and maintain detailed cash flow models in Excel and Argus, perform scenario analyses and stress tests, and prepare investment memorandums and recommendations for senior leadership and the Investment Committee. You’ll also conduct market research, support due diligence, and collaborate with internal teams to ensure investment decisions are informed, accurate, and strategic.On the financing side, you’ll assist with structuring and negotiating debt and equity for active projects, liaising with lenders, brokers, and investors to manage documentation, interest reserves, and covenant compliance. Over time, you’ll take on increasing autonomy in financing activities as Troika continues to scale.In asset management, you’ll monitor the performance of income-producing and development assets, prepare investor reports and dashboards, and identify proactive strategies to enhance asset value. You’ll also contribute to investor communications, updating Troika’s investor portal and supporting quarterly investor calls.This role also involves cross-functional collaboration with development, construction, finance, and property management teams to align assumptions with project realities and to continuously improve the systems and tools that support the Investments Department.What Sets You ApartYou bring 3–7 years of progressive experience in real estate investments, asset management, or project finance, with a proven ability to translate analysis into action. You are highly skilled in financial modeling (Excel, Argus, Power BI) and have a sound understanding of real estate valuation, market trends, and capital structures.You hold a degree in Finance, Real Estate, Economics, or a related field, and may also possess professional designations such as CFA or CPA. You are curious, resourceful, and detail-oriented, and comfortable managing multiple priorities in a fast-paced environment where initiative is rewarded, and ideas are implemented quickly.Above all, you’re a strong communicator who thrives in a collaborative, entrepreneurial culture.
