Land Identification & AcquisitionMinimum 10 years’ experience in acquiring land for real estate, construction, or industrial projects.Proven record of sourcing suitable plots (RAJUK, private, or government khas land) through direct purchase, joint venture (JV), or power of attorney (POA).Experience negotiating with landowners, developers, and brokers in Dhaka and surrounding districts.2. Regulatory KnowledgePractical understanding of:Land registration and mutation process (sub-registry office, DC/AC land).Land measurement, khatian, RS/CS record verification, and Mouza map reading.RAJUK, DCC, and Rajuk DAP guidelines.Deed vetting, documentation, and title verification with lawyers and surveyors.Coordination with Sub-Registry Office, AC Land, Tahsil Office, and local authorities.3. Development CoordinationExperience in land development activities—plot demarcation, boundary wall, filling, drainage, road access, and utility connections.Liaison with Design, Construction, and Legal teams for land handover and development readiness.4. Stakeholder & JV ManagementHandling landowners, local representatives, political influencers, and JV partners tactfully while protecting company interest.Ability to structure and negotiate JV or Development Agreements with fair risk/reward distribution.5. Documentation & Due DiligenceMaintaining land bank database with details of ownership, size, price, status, and legal clearance.Experience managing vetting reports, mutation updates, and khatian summaries for Board approval.6. Market & Valuation InsightUp-to-date knowledge of market rates, upcoming RAJUK zone changes, and high-potential corridors (e.g., Purbachal, Keraniganj, Savar, Gazipur).Liaise with valuation firms or surveyors for fair pricing.7. Soft Skills & LeadershipStrong negotiation and persuasion ability.Capacity to lead small field teams (surveyors, acquisition officers, liaison staff).Fluent in Bangla documentation and English reporting for management and legal correspondence.Analytical and Problem Solving SkillsAttention to DetailsStakeholder ManagementStrong Business acumenPreferred Background:Academic background: BBA/MBA in Real Estate, Management, or Law, or Civil Engineering with land experience.Familiarity with digital land mapping tools, GIS, or AutoCAD for layout understanding (an advantage).Job ResponsibilitiesIdentify potential land parcels based on SEL’s project pipeline and location strategy.Conduct technical, commercial, and regulatory due diligence on shortlisted sites (ownership, DAP zoning, flood risk, access, infrastructure, utilities).Coordinate GIS mapping, and market benchmarking to prepare feasibility reports.Lead end-to-end negotiation with landowners, brokers, and stakeholders to secure favorable terms.Prepare comparative cost models (per katha/sqft) and assess development potential.Manage LOI, MoU, and Sale Deed processes in coordination with Legal, Finance, and Land Admin.Ensure verification of title documents through Sub-Registry, e-Mutation, e-Porcha, and land.gov.bd systems.Liaise with relevant authorities (RAJUK, Sub-Registrar Office, City Corporation, Utility Boards) for approval, conversion, mutation, and khatian updates.Maintain structured digital repository of land records, deeds, and maps.Oversee handover from acquisition to site development team.Monitor land filling, boundary, access road, and utility connection works.Track progress of land conversion, zoning clearances, and registration for new projects.Maintain updated land bank tracker with acquisition status, payment milestones, and encumbrances.Prepare management dashboards and progress reports for senior and top managementWork closely with Legal, Engineering, and Finance teams to align land acquisition with project timelines.
