Role overview :A leading organization is seeking an experienced Mall Manager to oversee the ongoing operation of a regional shopping mall in Ajman. The Mall Manager will set the strategic direction for the property, ensure that the mall remains a dynamic retail destination and deliver a compelling experience for shoppers, tenants and other stakeholders. The role combines strategic leadership with hands‑on oversight of leasing, marketing, financial performance, facilities management, engineering and compliance.A successful candidate will shape and execute the mall’s long‑term vision, drive sustainable revenue growth and cultivate a culture of exceptional customer service. The position reports to the CEO and requires close collaboration with internal departments, tenants, contractors and relevant authorities.Key responsibilities:Strategic leadership and planningDevelop and implement a comprehensive strategic plan aligned with corporate objectives and long‑term growth targets. An effective mall manager needs to “oversee the mall’s staff, budget and marketing efforts” and ensure the property is safe, clean and attractive.Monitor market trends and identify innovation opportunities that differentiate the mall and maintain a competitive edge.Prepare annual business plans and budgets; track performance against targets and adjust strategies as needed.Leasing, tenant relations and customer experienceManage the full leasing cycle, from marketing vacant units, evaluating potential tenants and negotiating lease terms to renewals and terminations. Commercial property managers must handle leasing and tenant relations, including screening tenants, drafting leases, collecting rent and arranging repairs.Foster strong, long‑term relationships with tenants. This includes regular communication, resolving grievances, and assisting tenants with licensing, permits and government approvals.Curate an optimal tenant mix to maximize footfall and revenues while ensuring fair competition among retailers.Lead customer‑experience initiatives by ensuring the mall is clean, safe and welcoming; coordinate value‑added services (concierge, delivery, business services) and oversee the call center.Analyze sales and traffic data to identify trends and develop initiatives that enhance customer satisfaction and loyalty.Marketing, branding and community engagementDevelop and implement marketing and promotional strategies to position the mall as a destination in Ajman. Mall manager is expected to develop and implement marketing and sales strategies and create continues programming and activation.Oversee digital marketing, social media, loyalty programs and customer analytics to drive footfall and engagement.Collaborate with community organizations, media and local authorities to organize events that build the mall’s profile and strengthen community ties.Operations and facilities managementEnsure smooth day‑to‑day operations across facilities, security, cleaning and maintenance; proactively address issues to maintain a safe and attractive environment for shoppers and tenants.Coordinate with facilities teams and contractors for preventive maintenance, sustainability initiatives and emergency preparedness. Property managers must handle repairs, maintenance and security to keep the property functioning and enhance its value.Enforce health, safety and environmental standards and coordinate regular inspections and compliance audits.Financial management and procurementOversee financial operations, including budgeting, forecasting, cash flow management, rent collection and financial reporting.Ensure strong control over procurement and vendor management by negotiating contracts, monitoring service quality and managing expenses. Mall managers are responsible for preparing financial reports and negotiating contracts.Provide the Board with regular reports on financial performance, leasing status and operational efficiency, with recommendations for growth.Compliance, risk and governanceEnsure that all mall activities comply with local and federal regulations. Mall managers are expected to develop policies and procedures to ensure compliance with laws and regulations.Maintain accurate records and ensure adherence to safety regulations, accessibility requirements and insurance obligations.Develop comprehensive risk‑management strategies, including emergency response plans, crisis management and business continuity.Oversee audits and inspections with impartiality and professionalism, ensuring the independence of compliance functions.Leadership and team developmentProvide inspirational leadership to a multi‑disciplinary team, fostering a culture of accountability, collaboration and continuous improvement.Recruit, develop and retain high‑performing staff; implement training programs and professional development plans to build internal capability.Promote cross‑departmental alignment and transparent communication; encourage innovation and knowledge‑sharing across the organization.Qualifications and requirements:Education: Bachelor’s degree in business administration, real estate management, hospitality management or a related field. Advanced degrees (MBA or relevant master’s) are advantageous.Experience: At least 10 years of progressive experience in retail property including a minimum of 5 years in a senior leadership role. Successful candidates will have a proven record of managing large‑scale operations and delivering profitability.Leadership skills: Strong strategic planning, decision‑making and problem‑solving abilities; ability to lead diverse teams and build consensus across stakeholders.Financial acumen: Proficiency in budgeting, forecasting, financial reporting and procurement; understanding of lease economics and revenue optimization.Marketing and customer orientation: Demonstrated success in developing marketing campaigns and customer‑experience programs.
