1.MANAGER, SALES (REAL ESTATE)SCOPEA Real Estate Sales Manager job will be in charge of leading and motivating a team of real estate sales agencies to achieve sales targets by developing and executing sales strategies, providing ongoing training and coaching, managing the sales pipeline, and maintaining strong market knowledge to identify potential opportunities within the real estate market; key responsibilities often involve setting individual sales goals, tracking performance metrics, conducting market analysis, and fostering positive client relationships to drive revenue growth.RESPONSIBILITIES AND ACCOUNTABILITIESSales strategy and PlanningDevelop and execute a comprehensive sales plan aligned with company/project goals and market trends.Analyze market data to identify potential opportunities and target demographics to submit the action plans timely.Sales Policy/scheme and sales promotion ProposingPropose and implement an effective sales policy/scheme aligned with the projects’ goals and market situation.Analyze market and competitors’ data to build differentiate sales promotion throughout the sales cycle.Team Leadership and DevelopmentPropose and set sales targets and performance expectations for sales agenciesMotivate and inspire the sales agencies to consistently achieve targets; conduct regular performance reviews and provide feedback to agencies.Agencies Relationship ManagementBuild and maintain strong relationships with sales agencies.Manage and settle commissions/bonuses to successful sales agenciesCustomer Relationship ManagementBuild and maintain strong relationships with successful/ potential customers by understanding client needs and providing tailored property recommendations.Address customers’ concerns and resolve issues promptlySales Performance Monitoring and ReportingTrack key sales metrics such as conversion rates, average selling price, and lead generation.Regularly monitor sales performance against targets and identify areas for improvement.Prepare detailed sales reports to senior managementCompliance and EthicsEnsure adherence to all real estate regulations and licensing requirements.Maintain high ethical standards in all sales activities.Sales event managementPush sales agencies to invite potential customers (If any)Coordinate with Marketing team and Primary Sales agent in operating sales eventsQUALIFICATIONSEducation: A bachelor’s degree in economics, business administration or a related field is typically required.Experience:Sales management experience: At least 2-5 years of experience in sales management with a focus on real estate, especially in luxury segment.Industry knowledge: Proven trach record in the real estate industry, demonstrating an understanding of market and competitive landscape in both local and regional (APAC) markets.Skills:Proven track record of success in real estate sales managementDeep understanding of local real estate market dynamics and trendsExcellent communication and interpersonal skills to build rapport with customers and team membersStrong leadership and motivational abilities to inspire sales team performanceProficiency in CRM systems and sales data analysisReal Estate license and relevant industry certifications (if any)2.ASSISTANT MANAGER, SALES (REAL ESTATE)SCOPEThe Assistant Sales Manager plays a pivotal role in driving villa sales for Hoiana’s new luxury beach resort phase. The role is primarily focused on achieving revenue targets through external agency training, sales enablement, and direct client engagement.As a mid-management position, the Assistant Sales Manager ensures seamless execution of sales operations, strengthens agency performance, delivers high-quality customer experiences, and provides input to refine sales tactics and product positioning.RESPONSIBILITIES AND ACCOUNTABILITIESSales & Operations Agency Support & TrainingDevelop and deliver structured training programs for real estate agency partners on Hoiana’s products, sales scripts, operator and brand story.Act as the point of contact for agencies, providing timely updates on availability, pricing adjustments, sales campaigns, and launch activities.Monitor agency performance, provide feedback, and support them with sales tools, presentations, and marketing collateral.Attend sales roadshows, workshops, and events to enhance agency engagement and conversion rates. Internal Communication & Operation Liaise closely with the Sales Operation Manager and Sales Gallery team to ensure an exceptional end-to-end customer experience — from first impression to after-visit follow-up.Provide feedback and alignment to Senior Sales Manager on customer and agency experiences to continuously enhance the Sales Gallery’s presentation standards, visitor engagement, and service quality.Support internal communication flow between Sales, Marketing and all other related departments to ensure timely resolution of client and agency concerns. Direct Client EngagementHandle direct sales inquiries (if any) from resort guests upon assignment and high-net-worth individuals referred through internal networks.Conduct sales gallery and show unit tours, presentations, and negotiations to close high-value deals.Ensure a premium customer service experience aligned with Hoiana’s luxury brand positioning, contributing to sustainable business performance and reputation.Maintain accurate database records and follow-up systems for direct clients. Strategic & Process InputProvide market feedback and sales insights to the Senior Sales Manager on customer behaviors, agency challenges, and competitive activities.Contribute ideas on sales tactics, product positioning, and launch strategies.Assist in aligning internal processes (pricing updates, sales kits, contract preparation) to support operational efficiency.Market researchWeekly report on real estate market activities, especially on hospitality real estateConduct in dept research on competitors: products, sales & marketing activitiesQUALIFICATIONSEducation:Bachelor’s degree in Business Administration, Marketing, Real Estate, or related field.Experience:3-5 years of experience in luxury real estate sales, hospitality real estate or high-value property sales.Proven track record of managing sales agency networks and delivering sales training.Experience dealing with UHNWIs (Ultra-High-Net-Worth Individuals) and international clients is highly desirable.Prior experience in resort/residential project sales is an advantage.Skills & Competencies:Strong sales acumen with ability to close multimillion-dollar deals.Excellent presentation, communication, and interpersonal skills, both with agencies and direct clients.Training and coaching skills to effectively upskill partner agencies.Customer-centric mindset with strong service orientation.Fluency in English (spoken and written); knowledge of Mandarin, Cantonese or Korean is an asset.Proficiency in CRM systems and MS Office Suite.High level of professionalism, integrity, and cultural sensitivity when working with diverse clients.Personal Attributes:Confident and persuasive communicator.Goal-driven, resilient, and proactive in achieving revenue targets.Flexible, collaborative, and adaptable to a fast-paced luxury real estate environment.Strong organizational skills with attention to detail.Performance Indicators (KPIs)Achievement of sales revenue targets through agencies and direct channels.Agency engagement, satisfaction, and productivity (measured via conversion rates).Quality of customer service and feedback from direct clients.Timely and effective delivery of training and support programs.Contribution of actionable insights to enhance sales strategy.
