Job Description

OVERVIEWThe Manager, Feasibility Study (FS) Operation is responsible for managing, adjusting, and updating the Feasibility Study (FS) for existing Residential and Township projects of NLIC and NLL.RESPONSIBILITY1. Feasibility analysis and operational improvementConduct feasibility studies and recommend practical implementation solutions for adjustments and improvements required during project operation.Analyze Pre-FS/FS and evaluate project financial performance during the operational phase.Assess key influencing factors (market, legal, planning, cost, etc.) to propose feasible and applicable options for ongoing projects.2. Monitoring and updating FS for existing projectsTrack and monitor the operational performance of existing Residential/Township projects whenever assumptions deviate from the approved FS.Evaluate quarterly project performance, including implementation progress and future plans, to ensure financial effectiveness.3. Prepare FS for project phasesDevelop FS reports for each project phase and monitor the effectiveness of each stage of operation.4. Coordination and stakeholder managementCollaborate proactively with related departments to obtain complete and accurate project information.Communicate and respond to external partners on matters related to FS/Pre-FS.Prepare and submit FS/Pre-FS for management approval.5. Progress control and quality assuranceClosely monitor assigned tasks to ensure completion on schedule.Coach and guide subordinates to maintain departmental work quality.Develop annual action plans and oversee departmental performance accordingly.REQUIREMENTS & COMPETENCIES1. Education & ExperienceBachelor’s degree or higher in Valuation, Economics, Finance, Project Appraisal, or related disciplines.Minimum 7 years of experience in Real Estate, preferably in M&A, Valuation, and Feasibility Studies; at least 3 years in a managerial position at an equivalent level.Advanced English proficiency (listening, speaking, reading, writing).Proficient in Microsoft Office, especially Excel; strong presentation skills using PowerPoint.2. Professional SkillsBroad knowledge of the real estate development process, including planning, legal, market & product, infrastructure, cost, and investment aspects.Strong planning, organization, and management skills.Strategic thinking and analytical ability.Effective and persuasive presentation skills.3.
