Job Description
The Procurement Manager is responsible for leading the procurement function, developing procurement strategies, and ensuring the timely sourcing of quality materials, services, and contractors for real estate development, construction, and property management projects. This role involves strategic oversight, vendor relationship management, cost control, and ensuring compliance with legal and organizational standards to support the company's growth and project delivery excellence.Key Responsibilities:Strategic Procurement Leadership:Develop and implement procurement strategies aligned with the company's overall objectives and project timelines.Drive innovation and continuous improvement in procurement processes.Vendor & Contractor ManagementIdentify, evaluate, and select suppliers and contractors based on quality, reliability, and cost-effectiveness.Cultivate long-term strategic relationships with key suppliers and partners.Tendering & Negotiation:Prepare and issue RFQs (Request for Quotes), RFPs (Request for Proposals), and tenders.Negotiate prices, terms, and conditions to secure the best value for the company while maintaining quality standards.Prepare technical specifications for request for proposals, including terms and conditions and evaluation criteria.Prepare and develop bid documents and supplier bid lists to obtain competitive quotations on commodities and services.Purchase & Contract Management:Prepare and Issue purchase orders, contracts, and agreements in accordance with approved budgets and project timelines and record all purchasing documentation and price lists.Ensure that most assigned POs are checked against existing annual contracts before issuance to maximize contract utilization and compliance.Process all purchase requisitions (PRs) through the Yardi system with minimal manual intervention to streamline procurement operations.Cost Control & Budget Management:Track procurement expenses and ensure purchases stay within the allocated budget.Identify cost-saving opportunities and optimize procurement processes.Risk Management & Compliance:Ensure procurement activities comply with legal, environmental, and organizational standards.Identify procurement risks and develop mitigation strategies.Market Analysis & Innovation:Stay updated on industry trends, new materials, and procurement best practices.Implement innovative procurement solutions to enhance efficiency.Performance Monitoring & Reporting:Track procurement KPIs, analyze performance data, and prepare reports for senior management.Continuously improve procurement processes based on performance data.Reporting & Documentation:Submit shipping documents and follow-up for any import items under customs clearance, and ensure imported materials are authorized by regulatory bodies.Prepare procurement reports, cost analysis, and procurement status reports for management.Maintain records of purchase transactions, supplier evaluations, and contractual documents.Education and Certifications:Bachelor’s or Master Degree in Business Administration, Supply chain management ,Engineering , or related field.Professional Certification in Procurement or Supply chain like CIPP, CIPM, CSIP is mandatory.Work Experience:Minimum of 8 years of proven experience in procurement within the real estate, construction, or property development sector.Strong experience with procurement software like ERP, Yardi system and MS Office.Proficiency in English and Arabic will be added advantageDue to diversity ratio, we will not prefer applicants of India and Pakistan.Salary Range: AED18,000- AED 24,000 +other benefits
