Job Summary We are seeking an experienced and highly motivated Project Manager to oversee a prestigious building project (or multiple projects) on an island in the Bahamas. The successful candidate will be responsible for preparing budgets, managing project timelines, coordinating with contractors and subcontractors, liaising with various departments, and ensuring that the project costs remain within the allocated budget.Key Responsibilities1.       Budget Support Develop comprehensive project budgets, including detailed cost estimates for all phases of construction.Monitor and control project expenses to ensure alignment with the approved budget.Implement cost-saving measures and strategies to maximize project efficiency.2. Project Planning and Execution Oversee the planning, scheduling, and execution of building projects from inception to completion.Ensure that all construction activities adhere to project timelines, quality standards, and safety regulations3. Contractor and Subcontractor Liaison Serve as the primary point of contact for contractors and subcontractors.Facilitate clear and effective communication between all parties involved in the project.Review and approve subcontractor contracts and agreements, ensuring compliance with project specifications.4.Interdepartmental Collaboration:Coordinate with various departments (e.g., engineering, procurement, finance) to ensure seamless project integration.Address and resolve any interdepartmental issues that may arise during the project lifecycle.Progress Monitoring and Reporting:Conduct regular site visits to monitor project progress and ensure adherence to project plans.Prepare and present detailed progress reports to stakeholders, highlighting key achievements and addressing any potential challenges.5.Quality Assurance and Control:Implement quality control measures to ensure that all construction work meets or exceeds industry standards.Conduct regular inspections and audits to verify compliance with project specifications.6.Risk Management:Identify potential project risks and develop mitigation strategies to address them proactively.Ensure that all project activities comply with local regulations and environmental guidelines.7.Surveying & Site Feasibility Conduct land and site surveys to assess feasibility, topographical conditions, and maintenance requirements.Collaborate with engineers and construction teams to ensure accurate site measurements and layouts.Interpret survey data and incorporate findings into maintenance planning.Surveying experience is considered a plus but is not mandatory.Additional Conditions:Proper Handling of substantial & Final Handing Over DocumentsPay application ApprovalsProper ReportingInspection of delivered material in terms of quantity and qualityManage and Monitor inspection of material at source before shippingAdhere to on-island Set House RulesExcellent knowledge of waterproofing details related to all building envelope especially in timber structures.Manage closely Testing & Commissioning related to MEP and Waterproofing Scope.Update Maintenance and Lesson Learnt Manuals.Capability to propose mitigation measures for any possible project delaysMonitor and follow up on Pre-snagging and De-snagging activities up till final completion within the set target schedule.Qualifications:Bachelor’s degree in construction management, Civil Engineering, Architecture, or a related field. Advanced degree preferred.Minimum of 5 years of experience in project management within the construction industry, with a focus on luxurious building projects.Proven track record of successfully managing projects within budget and on schedule.Strong knowledge of construction budgeting, cost control, and financial management.Excellent leadership, communication, and negotiation skills.Ability to work effectively in a fast-paced, dynamic environment.Proficiency in project management software and tools.PMP (Project Management Professional) certification or equivalent is desirable.Experience working on an island/Cay or remote projects is a plus.Proficient in AutoCAD, Revit, Microsoft Planner, and the full Microsoft Office Suite.Working Conditions:Ability to work in a tropical climate and adapt to island living conditions.For application:Interested candidates should send their CV to info@normanscaydev.com
