Responsibilities: · Oversees all plant rooms – main A/C plant rooms, PAU/AHU rooms, electrical rooms, meter rooms, Lift rooms, and other machinery rooms – to identify any M&E defects or irregularities, and to ensure tidiness and cleanliness in the building. · Ensures the building maintenance unit (BMU) is properly maintained and operated to comply with all statutory requirements. · Practice proper Fire and Safety management for the building and undertake all associated duties and responsibilities pertaining to Operation Health & Safety. · Check and verify all services delivered by maintenance contractors; including additional services and/or claims plus recommend payment when completed.
· Co-ordinate with all maintenance contractors for major repair and maintenance of all equipment in order to minimize inconvenience caused to building occupants and tenants. · Maintain effective and efficient communication with contractors, building management and tenants. Raise any technical issues immediately to Technical Manager and management when found. · Monitor tenant fit out works and reinstatement works and ensure the work complies with both the landlord and statutory requirements. · Manage day to day technicians’ and contractors’ work according to preventive maintenance schedule. · Motivate and maintain high morale amongst subordinates and contractors to achieve high levels of productivity and efficiency.
· Review yearly maintenance contracts to ensure equipment is maintained at optimum condition. · Deputies for Technical Manager as and when required. · Carry out and assume any other duties and responsibilities as and when assigned by management. Job Requirements: · Bachelor’s degree, or associate degree in mechanical (preferred)· At least 5-years' experience in related field · Relevant experience in Chiller Plant & BMS System is an advantage· Hard working, good attitude, teamwork and experience in leading team· Ability to work under pressure and independently· Can communicate in English and Khmer
