Market Analyst – New Homes (UAE)Dubai or Abu Dhabi | Occasional travel to KSAOur client, a leading real estate advisory and development specialist in the UAE, is seeking a Market Analyst – New Homes to join their dynamic Project Development team. This is a pivotal role, combining market insight, pricing strategy, and sales enablement to drive successful off-plan launches across the region.The Role As Market Analyst, you’ll be the expert on new homes markets, responsible for turning data into actionable intelligence that shapes pricing, launch strategies, and developer partnerships. Your insights will directly influence project success, helping teams hit sell-through targets while maintaining the highest standards of compliance.What You’ll DoTrack market activity and maintain a live pipeline of developments by sub-market.Build comparable project sets and produce pricing matrices with clear justifications.Model absorption, revenue curves, and sensitivity to pricing or incentives.Recommend release strategies, tranche sizes, payment plans, and allocation rules.Conduct competitive intelligence and present actionable insights to internal teams and developers.Produce white-label materials, including pitch decks, comps books, and one-page pricing summaries.Maintain high-quality datasets, KPI dashboards, and ensure full compliance with UAE marketing and permit regulations.What We’re Looking For4–8 years’ experience in real estate research, valuation, pricing, or development advisory, preferably focused on new homes.Strong financial modelling skills (Excel essential; Power BI/Tableau; Python/R a bonus).Proven experience building pricing matrices, absorption models, and payment-plan scenarios.Solid understanding of UAE/KSA property markets and regulatory frameworks.Excellent presentation and narrative skills for client-facing deliverables.Meticulous attention to data hygiene, version control, and governance.Why This Role?
