RequirementsJob PurposeManager, Investment plays a key role in the formation, structuring, and ongoing management of real estate funds and investment vehicles. This includes driving capital raising initiatives, overseeing fund operations, and aligning fund strategies with both institutional investor expectations and regulatory requirements in Malaysia and regionally. Job ResponsibilitiesFund Origination & StructuringLead the development and structuring of real estate funds, including private funds, development funds, and listed platforms. Work with legal, tax, and other advisers to structure compliant and tax-efficient fund entities (e. g. LLPs, SC registered entities, or REITs).
Develop investor pitch decks, asset and fund financial models, and fund documentation for internal approvals and external presentations. Explore and structure joint ventures and co-GP platforms as part of fund origination initiatives, particularly with strategic partners or regional developers. Evaluate market gaps and structure investment vehicles that appeal to both domestic and foreign institutional investors.
Capital Raising & Investor EngagementBuild and manage relationships with Malaysian and regional institutional investors (GLICs, SWFs, insurance funds, family offices, PE funds)Drive capital commitment conversion through engagement and addressing investor requirementsCoordinate and setting up virtual data rooms for - due diligence, Q&A, and subsequent negotiations with investors during fundraising cycles. Support post-closing investor onboarding and initial capital draw processes. Fund Management & OversightOversee fund-level cash flows, investment performance, drawdowns, distributions, and fee calculations. Track portfolio performance and ensure fund KPIs (IRR, MOIC, income yields) are met. Ensure compliance with SC, Bursa, and BNM requirements depending on vehicle type.
Work closely with finance, asset management, and tax teams to ensure smooth fund operations. Strategic & Platform DevelopmentMonitor market trends and investor appetite to identify potential fund themes (e. g. industrial/logistics, data centers, living sectors, income-generating portfolios). Participate in cross-functional investment committees and internal strategy discussions. Support business case development for new market entry or product expansion. Education/ Professional Experience Bachelor's or Master's in Finance, Real Estate, Business Administration, or equivalent. 6-10 years of relevant experience in real estate investment, fund management, investment banking, or private equity. ACCA/ CPA or equivalent certifications.
Experience working on real estate private investment structures or REITs. Familiarity with fund structuring and regulatory frameworks in Malaysia and ASEAN. Strong financial modeling, valuation, and analytical skills. Experience engaging with Malaysian/ foreign institutional capital is an added advantage.
