Over time, we’ve realized this position blends responsibilities and skillsets from multiple traditional disciplines: architecture, planning, BIM, data analysis, and modular coordination.

It’s a niche role tailored specifically to our FastTrack system, requiring a deep understanding of how to translate zoning and planning realities into modular site solutions, while also bridging conceptual test fits into detailed, buildable project models. The person in this role will be a critical connector between the predevelopment, architectural, and BIM development teams, helping to make our modular system more intelligent, more scalable, and more responsive to real-world site conditions. Key Responsibilities1.

Site Feasibility & Test FitsAnalyze new development sites provided by clients using our FastTrack modular systemInterpret municipal zoning bylaws and planning regulations across the GTA and OntarioCreate early-stage test fits to explore massing, layouts, yield, and compliance2. Bridging Proposals to ProjectsTranslate conceptual test fits into Revit models suitable for SPA submission and beyondMaintain continuity across design stages, ensuring smooth handoff from pre-dev to project teamsCoordinate with planners, consultants, and design leads to refine and finalize site plan packages3.

BIM & FastTrack Module IntegrationWork in Autodesk Revit with our complex BIM librariesUse Dynamo scripts to automate design and modeling logicProvide site-specific design feedback to the internal BIM development team, ensuring requirements are pre-baked into future module releases4. Data-Driven Site PlanningUse Excel and in-house tools to manage and analyze planning data, including: Parking and loadingWaste and servicingUnit mix and GFAHelp refine automated tools used for development metrics and municipal compliance5.

Cross-Team Communication & Knowledge TransferServe as the internal bridge between business development, planning, BIM, and designFeed lessons from real projects back into the evolution of the FastTrack systemHelp define standards and workflows for repeatable, scalable planning processesQualificationsDegree or diploma in Architecture, Urban Planning, or a related field3–5 years of experience in site planning, preconstruction, or feasibility rolesStrong knowledge of GTA/Ontario zoning bylaws and planning approval processesProficiency in Autodesk Revit with experience using complex modular BIM librariesFamiliarity with Dynamo scripting and Revit automation workflowsStrong Microsoft Excel skills and confidence working with development dataHighly organized, technically fluent, and able to manage complexity across teamsExperience with modular or prefab construction is a strong assetUnderstanding of Site Plan Approval (SPA) workflows and municipal submission standardsFamiliarity with GIS tools, design visualization tools (e.
