DescriptionAirport Building Maintenance ManagerExamples of DutiesUnder administrative direction, plans, organizes, and supervises overall maintenance and repair activities of airport buildings, facilities, vehicles, grounds, and life safety systems. Supervises preparation of maintenance contracts. Coordinates marking operations for landslide pavements. Coordinates maintenance operations with operations performed by other departments. Coordinates and schedules job activities with outside contractor work. Performs other job-related duty as required.Minimum QualificationsBuilding Maintenance: Must be computer literate and have knowledge of shop equipment as well as power hand tools. High School Diploma or GED required. Five years of full-time paid supervisory experience required. (Substitution: College training in Management may substitute for supervisory experience on a year-for-year basis.)Vehicle: High School Diploma or GED required. One year of full-time paid managerial experience as well as five years of full-time paid heavy duty mechanic experience required. Must possess a technical school degree and/or a Diesel Technician Certification. Must be computer literate and be able to handle heavy duty tools. The ability to work long hours during bad weather is preferred.Custodial: High School Diploma or GED required. Bachelor’s Degree in Facilities Management, Real Estate, Hospitality, or related discipline required. The equivalent of four years of full-time paid experience in housekeeping at an airport, shopping mall, or large hospitality facilities required. (Substitution: One year of any equivalent combination of education, training and experience may substitute for college education lacking.) Valid State of Ohio Driver’s License required. Certified Housekeeper Executive designation is desired. Must possess good communication and organizational skills and the ability to manage a large staff at a 24-hour, 7-day a week facility. Sound computer skills in Microsoft Office Suite are required.Life Safety Sytems: Associate’s Degree in Electronic Engineering Technology or related field required. Five years of full-time paid experience in commercial digital systems (CCTV/Access Control and Security), CCTV surveillance systems to include troubleshooting, and repairing Life Safety and Security Systems required. One year of full-time paid supervisory experience required. Experience in an airport environment is preferred. State of Ohio Fire Alarm License, Level 2 NICET (National Institute for Certification in Engineering) required, a Level 3 is preferred. Must have current certification in Andover Control Access Systems and Simplex Grinnell Fire Alarm Panel 4100u/4100ES/Truesite TSW. Valid State of Ohio Driver’s License required.Supplemental InformationAdditional RequirementsNIMS and ICS certifications for Management tier and any assigned working groups must be completed within six (6) months of employment, with additional or refresher training completed as required.Demonstrated ability to work effectively in a diverse and inclusive environment, fostering professionalism, respect, and non-discrimination across a multi-disciplinary workforce.Strong leadership, verbal, and written communication skills, including the ability to provide clear direction, document issues, and communicate expectations to staff, contractors, and senior leadership.Demonstrated interpersonal, team building, and conflict management skills, with the ability to lead through influence, accountability, and collaboration.Highly organized and detail-oriented, with the ability to prioritize multiple responsibilities, manage competing deadlines, and maintain operational continuity in a fast-paced environment.Proficiency in Microsoft Office Suite (Word, Excel, Outlook, PowerPoint) and ability to learn and utilize maintenance management systems, work order platforms, and related technologies.Ability to work in environments with exposure to chemicals, exhaust fumes, grass, dust, noise, and other environmental conditions typical of large-scale facilities and industrial operations.Must successfully complete a Transportation Security Administration (TSA) 10-year fingerprint-based Criminal History Records Check, employment background check, and Security Threat Assessment.Valid State of Ohio Driver’s License required, with the ability to maintain an acceptable driving record throughout employment.Must be able to pass a pre-employment physical and drug test.Must be able to lift, carry, push, and pull a minimum of thirty (30) pounds.Preferred QualificationsExperience managing building maintenance operations in a large, complex, or mission-critical environment such as an airport, hospital system, university campus, industrial facility, manufacturing plant, or municipal infrastructure system.Experience supervising skilled trades, maintenance staff, or contracted service providers, including scheduling, performance oversight, and coordination of corrective and preventive maintenance activities.Knowledge of contract preparation, administration, and vendor management, including scope development, performance monitoring, and cost control, is preferred.Experience overseeing capital projects, renovations, or major maintenance initiatives, including coordination with engineering, operations, and external contractors, is preferred.Project Management or Construction Management certifications such as Project Management Professional (PMP), Certified Associate in Project Management (CAPM), or equivalent credentials are preferred.Familiarity with regulatory, safety, or compliance-driven environments, including OSHA standards, building codes, environmental regulations, or public-sector compliance requirements, is preferred.Experience implementing or improving preventive maintenance programs, work order systems, or asset management processes is preferred.Duties & ResponsibilitiesUnder administrative direction, leads the day-to-day administration and operation of the Building Maintenance section. Directs and oversees the maintenance, repair and installation of all structural, electrical, mechanical systems and the trade workers supporting these systems including carpenters, painters, plumbers, stationary engineers, and electricians to ensure the safety, security, and proper upkeep of the airport facilities.Manages employees and outside contractors responsible for repairing, modifying, and maintaining airport structural, electrical and mechanical systems.Oversees all electrical airfield-required repairs, maintenance, inspection, alteration and other activities, to ensure compliance with CFR Title 14 Part 139 certification standards, typically through superintendents. Is responsible for hiring, development and performance of the workforce. Develops and monitors employee goals, counsels and coaches, instructs and evaluates employees, initiates and enforces disciplinary actions, and informs leadership of performance or operational issues if necessary.Conducts succession planning and develops high performing individuals to prepare them for additional leadership responsibilities that require business continuity (e.g. leading, Part 139 regulatory requirements, protocols and tacit job knowledge).Evaluates training program curriculum and effectiveness and make enhancements as necessary.Oversees the development, upkeep and implementation of Standard Operating Procedures for all work functions within Building Maintenance.Responsible for budget development and oversight. Additionally, manages procurements and expenditures for materials, supplies and services to meet expected operational requirements. Manages administrative and construction coordination for modernization projects and participate in design planning and review.Promotes and ensures compliance with occupational health and safety management policies, procedures, and programs to minimize employee accidents and to promote a safe work environment.
