Key Responsibilities:1. Handover & Commissioning OversightLead the technical handover of all MEP and facility assets from the construction team.Conduct detailed snagging and verification inspections prior to final commissioning.Ensure all asset documentation (O&M manuals, warranties, as-builts) are received, archived, and reviewed.Maintain and update the asset register with condition ratings and lifecycle data.Lead the development and implementation of the asset coding system, ensuring every asset is uniquely tagged and traceable for lifecycle tracking, preventive maintenance, and capital planning purposes.2. Preventive Maintenance PlanningCollaborate with Savills FM to develop a preventive maintenance (PM) plan and recurring maintenance work cycles.Ensure inclusion of emergency response procedures and reactive maintenance protocols.Approve PM schedules and coordinate with vendors on specialized technical requirements.3. Team Leadership & SupervisionManage a technical audit team responsible for:Daily site inspectionsChecklist-based evaluationsVerifying vendor performance (Savills & subcontractors)Provide direction, coaching, and performance monitoring of direct reports.4. Reporting & Performance MonitoringSubmit a monthly report on all maintenance operations highlighting:Completed vs. planned jobsReactive maintenance trendsDowntime & incidentsIssue a quarterly report on asset condition status, lifecycle projections, and CAPEX implications.5. Lifecycle & Capital PlanningMaintain and update the asset register with condition ratings and lifecycle data.Collaborate with Finance on annual CAPEX planning and forecasting.Track asset depreciation and advise on upgrade/replacement schedules.6. Compliance & SustainabilityEnforce local compliance standards, fire/life safety codes, and environmental regulations.Align asset performance with sustainability goals (EDGE, Tarsheed, ISO…etc).Ensure solar system operations (where applicable) are factored into the asset oversight plan.7. Stakeholder CoordinationLiaise with:Construction team during snaggingProcurement for vendor coordinationSavills FM for daily executionOther departments for audit findings and corrective plansKey Qualifications & SkillsEducation: Bachelor’s degree in Electro-Mechanical Engineering. CFM, PMP, or IAM certification is a strong advantage.Experience: Minimum 10–15 years in asset or FM management (preferably retail, mixed-use, or commercial).Skills:Proficient in CMMS, CAFM, BIM, and reporting systemsIn-depth knowledge of MEP systems and FM proceduresStrong leadership and vendor managementExcellent analytical and reporting skills.
