About the roleThe Assistant Quantity Surveyor supports the commercial delivery of construction projects across Arada London’s development portfolio. Working under the guidance of senior QS staff, you will assist in measurement, procurement, sub-contract management, and cost control activities from pre-construction through to final account. The role provides hands-on training and development toward full Quantity Surveyor competency.Job purposeSupport the commercial management of projects from cost plan to final account.Assist with cost planning, procurement, and sub-contract administration under the guidance of senior team members.Work collaboratively with the Pre-Construction Team and Cost Planners to develop early-stage cost information and support market testing exercises.Contribute to the preparation of construction budgets, measurement and scope of works preparation, ensuring accuracy and alignment with design and delivery objectives.Assisting the project team with procurement in a timely manner.Develop technical and commercial skills through structured training and hands-on project experience within Arada’s diverse development portfolio.Role and responsibilitiesPre-Construction SupportAssist collaboratively with the Pre-Construction Team and Cost Planners to support early-stage cost planning.Participate in market testing of key trade packages to inform and validate construction budgets.Support the handover of cost information into the delivery phase, ensuring consistency between cost plans and project budgets.Assist the pre-construction and delivery team with the preparation and production of the Employer’s Requirements and head building contract.Measurement & EstimatingMeasure quantities from drawings and on site for simple and intermediate trades.Apply rules of measurement and assist with take-offs for tender and procurement.ProcurementPrepare and issue tender enquiries under supervision.Assist in preparing scope of works, selecting drawings/specifications, and obtaining quotations.Help prepare sub-contract comparisons and recommendations in accordance with Arada timescales. Including an appreciation of scope gap analysis, risk provisions and the like.Assist with the collation of document for sub-contracts, purchase and hire orders.Understand and update the procurement schedule and advise on upcoming procurement requirements, including the undertaking of in-direct procurement (prelims items).Sub-contract ManagementSupport the administration of sub-contracts including payment assessments, variations, and contra-charges.Input interim valuations and sub-contract data into Procore and COINS.Assist in preparation of final accounts for review.Undertake procurement of preliminaries items using purchase and hire orders. Reconcile invoices against delivery tickets to ensure accuracy.Client ManagementAssist with preparation of interim valuations, variation submissions, and client payment applications.Help maintain accurate project records and commercial documentation within Procore.Financial ReportingContribute to cost reporting, cashflow forecasts, and monthly Costs to Complete (CTC) Reports using COINS and / Procore.Contract AdministrationGain knowledge of JCT and bespoke sub-contract forms.Support issuing and tracking notices such as commencement, payment and completion notices.Gain knowledge of statute applicable to the role, including but not limited to the HGCRA 1996, as amended in 2009.Professional DevelopmentAttend training in contracts, claims, and dispute resolution as part of Arada’s QS development.OtherGain knowledge of health and safety legislation, including but not limited to H&SW Act 1974, BSA 2022 and CDM Regulations.Undertake anything else that is reasonably requested in support of the wider Business objectives.SkillsStrong numeracy, analytical skills and well organised.Good communication and organisational abilities.Proficiency in Excel, Procore, measurement tools such as Bluebeam and COINS.IT Skills: MS Office packageEagerness to learn and progress through structured training and mentoring.Understanding of construction processes and terminology.
