Job Description

A leading international real estate asset manager is looking for an AVP / VP, Asset Management in China, based in Shanghai. Responsibilities:Deliver the approved Strategic Asset Plan: track every asset’s performance vs. underwriting and course-correct before gaps become losses.Run the local operating platform: direct property and asset managers, control capex, budgets, and capital plansGuard development execution: partner with the Development Director to keep construction / AEI on time and on budget, holding the development partner to the business plan.Drive leasing velocityLead the divestment or asset recapitalizationAssist in providing strategic and asset management input for potential acquisition opportunities and subsequent due diligence requirements.Prepare Asset Business Plans consisting of operation/sell return analysis and asset management strategies.Manage the asset valuation process in consultation with investor's requirement.Requirements:University Degree or above in Real Estate, Economics, Finance or relevant field.8-12 years of related Real Estate Fund Asset Management /Portfolio Management working experience in China and can mobilize counter parties including construction and development; leasing; operation; property management.Experience working on divestment, new exit initiatives or alternative investors is preferred.Strong communication and execution capability to manage external parties like development partner, property manager as well as leasing related parties in order to deliver performanceGood understanding of ESG implementation and physical asset management implementationAbility to work independently and within a team environment to complete various assigned projects at different stage.Solid technical skills including modeling, market research, and preparation of investment papers.Fluency in Chinese and English.
