Munshi HR Solutions Ltd. is looking for Building Manager: Supervisor, PinnacleJob Description / ResponsibilityMain ResponsibilityServe as the primary point of contact for customers, ensuring smooth day to day property operations in accordance with SPML SOPs and checklists. Deliver exceptional customer service with a Concierge Mindset. Oversee property the deployed loss prevention and housekeeping teams. Coordinate with vendors and the SPME head office to ensure timely bill payments and collections.Major ResponsibilitiesMaintain strong relationships with allotters through regular interactions, personalized support, and addressing their concerns promptly.Conduct daily team meetings to ensure clear communication, task coordination, and efficient workflow.Implement comprehensive safety training programs for FM personnel, including first aid, fire safety, and earthquake evacuation drills to ensure expected level of performance.Professionally address and resolve customer complaints and concerns in a timely manner.Maintain accurate records of customer interactions and transactions. Rate records of customer interactions and transactionsProvide tailored solutions based on customer needs and requirements.Oversee and coordinate regular building maintenance and repair activities.Manage and supervise cleaning and security staff and their activities.Develop and implement emergency protocols and procedures.Prepare and monitor maintenance budgets effectively.Conduct regular building inspections and prepare detailed reports.Ensure facilities comply with relevant transactions. Rate building codes.Respond promptly to tenant inquiries, resolving issues efficiently.transactions. Rate update work progress on a daily, weekly, and monthly basis, providing regular updates to the line manager.Respond swiftly and appropriately to emergencies or urgent matters.Collaborate with team members and departments to ensure customer satisfaction.Ensure departmental reports are submitted to the Head of Department (HOD)following the standard process.Other AssignmentsProactively pursuing self-development initiatives.Completing assignments delegated by management as needed.Conducting regular follow-ups on communications with existing clients for various purposes.Participating in management or special meetings as required.Continuous Professional DevelopmentExhibit the l+7 habits in all aspects of working area (proof required).Exhibit “Good to Great" out all the members of the department.Value additionEducational RequirementsBachelor of Arts (BA) in Business AdministrationBachelor of Science (BSc) in Civil EngineeringBachelor of Science (BSc) in Electrical & Electronic EngineeringBachelor of Science (BSc) in Mechanical EngineeringBachelor's degree in business administration or the related field preferred.Bachelor's degree in any discipline or Engineering (Civil/Electrical/Mechanical) or Facilities Management.Skills Required: Field Supervision, Civil Engineering, Customer Relationship Management, Real Estate, site supervision, Building construction work, CaretakerExperience Requirements3 to 7 year(s)The applicants should have experience in the following business area(s): Security Service, Real Estate, Group of CompaniesAdditional RequirementsExperience handling technical operations (HVAC, lifts, BMS, etc.).Exhibit the l+7 habits in all aspects of working area (proof required).Exhibit “Good to Great" out all the members of the department.At least 3 years of experience as a building manager or in a similar role.Familiarity with relevant laws, regulations, and building codes.Exceptional project management and negotiation abilities.Strong communication and customer service skills.Proficient in critical thinking and problem-solvingOversee all building systems including HVAC, electrical, plumbing, elevators, and fire safety.Ensure uninterrupted facility services (power, cooling, water supply, etc.).Supervise technical and housekeeping teams; manage daily checklists and inspections.Monitor and ensure cleanliness, lighting, and safety in all common and technical areas.Coordinate with outsourced vendors (security, housekeeping, lift, pest control, etc.).Verify contractor work quality, compliance, and timelines.Ensure service-level agreements (SLAs) are met.Maintain a preventive maintenance schedule for all mechanical, electrical, and civil systems.Record and report all repair/maintenance works with documentation.Ensure proper upkeep of BMS (Building Management Systems).Ensure compliance with fire safety, electrical, environmental, and building code:Conduct regular emergency drills and inspections.Maintain updated safety documentation, licenses, and vendor insurance.Submit regular reports on operations, utilities, incidents, and budget forecast:Communicate effectively with tenants and address complaints or requests prLiaise with property owner, developer, or corporate teams on building matters.Monitor and optimize usage of electricity, water, gas, and backup power.Coordinate with utility providers and government authorizes as required.Experience handling technical operations (HVAC, lifts, BMS, etc.).Job LocationDhaka, Dhaka (Dhaka Sadar)SalaryTk. 25000 - 50000 (Monthly)
