Title: Commercial Manager (Refrigeration/HVAC / M&E)Location: Ireland (with site travel as required occasionally to Europe)Reports To: Managing DirectorAbout Cross Technical ServicesCross Technical Services is a specialist Refrigeration & HVAC contractor delivering high-quality mechanical projects across Ireland and Europe, with project values ranging from €200k to €5m. We pride ourselves on delivering technical excellence, strong client relationships, and projects completed on time and on budget.As we continue to grow, we are seeking a Commercial Manager to take ownership of cost management, procurement, and commercial oversight from tender through to project execution and billing.Role OverviewThe Commercial Manager will be responsible for managing the commercial function of the business, ensuring strong cost control, efficient procurement, accurate project pricing, and timely billing. This is a key leadership role, working closely with directors, estimators, project managers, and finance to safeguard profitability and support business growth.Key ResponsibilitiesCost ManagementEstablish, monitor, and report on project budgets and forecasts.Track project costs against allowances, identifying risks and opportunities early.Provide regular commercial updates to senior management.Procurement & Supply ChainLead procurement of subcontractors, materials, and suppliers.Negotiate terms, contracts, and rates to maximise value.Build and maintain strong relationships with supply chain partners.Estimation & Tender SupportReview and validate estimates prepared by the estimating team.Contribute to tender submissions with pricing and commercial input.Identify and manage commercial risks during bid stage.Contract & Project AdministrationManage contract terms, variations, and change orders.Oversee billing and applications for payment.Ensure compliance with contractual obligations.Business SupportImplement and improve commercial processes across the business.Mentor and support junior commercial/estimating staff.Contribute to strategic planning for growth.Essential:7+ years’ experience in a commercial role within construction, Refrigeration, HVAC, or wider M&E contracting.Strong background in quantity surveying, cost control, and procurement.Excellent knowledge of Irish construction contracts (e.g. RIAI, Public Works).Ability to manage multiple projects from €200k to €5m simultaneously.Proven negotiation and supply chain management skills.Strong financial and analytical skills with attention to detail.Proficiency in MS Office; experience with estimating or cost management software an advantage.DesirableDegree in Quantity Surveying, Construction Economics, or related discipline.Experience working for a specialist subcontractor (HVAC, mechanical, or electrical).Familiarity with public sector procurement processes.Leadership or mentoring experience.Personal AttributesCommercially astute with a solutions-focused mindset.Excellent communicator, able to work with directors, clients, and site teams.Strong organisational and time-management skills.Proactive, driven, and able to work independently.
