Title - Development Manager (Looking more for a Engineer/PM background rather than QS)Location: Ireland - Ashtown, DublinEmployer: DeveloperPackage: €65K - €80K Base + Bonus + PensionRequired - Someone from Developer or Consultancy BackgroundRole PurposeYou will lead the delivery of development projects from acquisition / feasibility through to planning, procurement and handover. This role is perfect for someone from a consultancy background (5-7 years) who wants to transition into a full developer role, or an experienced developer-side professional. You will be responsible for shaping the development strategy, driving execution and ensuring successful programme, cost and quality outcomes.Key ResponsibilitiesLead feasibility studies, site acquisitions, market analysis, and business cases for new development opportunities.Manage planning submissions, engage with local authorities, design teams, and consultants to secure planning and approvals.Oversee procurement strategy, contractor/consultant selection, cost modelling and risk assessments.Monitor project budgets, cashflows, cost forecasts, and development KPIs from early stage through to delivery.Coordinate design development, contract strategy, procurement, and delivery teams to ensure alignment with the developer’s vision.Manage stakeholder relationships (investors, joint-venture partners, local authorities, design/consultancy teams).Ensure compliance with regulatory frameworks (zoning, planning, building regulations, sustainability standards) and manage developer obligations.Drive programme management, setting key milestones for project phases, monitoring progress and ensuring timely handover.Lead and mentor a small team, embedding a culture of high performance, innovation and continuous improvement.Report to senior leadership on pipeline, performance, risks and opportunities; contribute to business growth strategy.Ideal Candidate – Requirements & Skills5-7 years’ experience working in a consultancy (or similar) with involvement in development/real-estate projects or 7+ years’ direct developer-side experience.Strong exposure to residential/apartment/mixed-use developments in Ireland (preferred).Excellent understanding of development lifecycle: feasibility, planning, procurement, delivery.Ability to manage cost modelling, budgets, forecasting and commercial decision-making.Strong stakeholder management, negotiation and communication skills.Proven ability to lead cross-functional teams and coordinate consultants, contractors and delivery partners.Good knowledge of Irish planning process, building regulations, zoning, sustainability credentials (BREEAM, LEED etc) is an advantage.Proactive, strategic thinker who is comfortable operating in a dynamic environment and driving growth.Degree in Construction Management, Quantity Surveying, Real Estate, or related discipline. Chartered status desirable but not essential.
