About the roleThe Construction Manager is the driving force behind our residential projects. You'll take charge of the entire build lifecycle, from the initial blueprint to the final walkthrough, guaranteeing that every project not only meets our rigorous standards for quality and budget but also beats the clock. By seamlessly connecting our internal teams, external partners, and stakeholders, you'll champion best practices, foster innovation, and turn our vision of world-class development into a reality.Key Responsibilities:Project Management:Receive all drawings from subcontractors and review them to ensure alignment with project specifications.Oversee and manage all construction activities for residential and mixed-use projects from inception to completion.Ensure projects are delivered on time, within scope, and budget.Approve the completion of each construction stage before allowing the next phase to commence.Conduct regular site inspections to monitor the progress and quality of construction work, and report the progress to the Management & Development CommitteeCoordinate with project teams, consultants, contractors, and stakeholders.Identify, fix, and manage construction snags for projects during the Defects Liability Period (DLP) to ensure timely resolution of issues.Receive snags from property owners through Customer Relationship Management (CRM) and ensure these are addressed and resolved by the relevant teams and subcontractors.Understand and ensure that the project aligns with the company’s policies and principles, ensuring compliance with local regulations and industry standards.Keep up with changes in construction laws, codes, and regulations that might impact the project, and ensure adherence to them.Quality Assurance:Inspect the delivery of construction materials to ensure they comply with project specifications and quality standards.Monitor construction activities to ensure compliance with design specifications, quality standards, and regulatory requirements.Conduct site inspections and address any quality issues promptly.Highlight delays to the main contractor and issue delay notification letters, offering possible solutions to resolve the issues promptly.Verify that subcontractors are providing accurate information regarding ready materials and follow up on any discrepancies.Procurement, Budget and Cost Control:Check and coordinate with the procurement team to ensure that finishing items, such as furniture and appliances, match the approved selections.Cross-check final purchased furniture and appliances against the approved list to ensure compliance.Manage project budgets.Identify cost-saving opportunities and ensure financial efficiency.Scheduling and Planning:Review detailed construction schedules and ensure alignment with project timelines.Monitor progress and implement corrective actions to address delays.Team Management:Lead and mentor site teams, including contractors and subcontractors.Ensure effective communication and collaboration across all project participants.Health, Safety, and Environment (HSE):Enforce HSE standards and promote a safe working environment.Ensure compliance with local HSE regulations and company policies.Stakeholder Management:Serve as the primary point of contact for clients, consultants, and internal stakeholders.Provide regular project updates and reports to senior management.What are we looking for?Bachelor’s degree in Civil Engineering or a related field.Minimum of 8-10 years of experience in construction management, with a focus on mid-rise residential projects.Knowledge of AutoCAD, BIM & ability to understand drawings, layouts, schematics.Must possess a strong working knowledge of FIDIC standard forms of contract.PMP Certification or equivalent is a plusProficiency in project management tools and software (e.g., Primavera, MS Project).
