The successful candidate will lead the overall project & MEP scope of work for both new base build projects (e.g., corporate campuses) and complex interior fit-out projects across India. This is an in-house role, requiring a strong focus on corporate standards, operational efficiency, and long-term asset value.Key Responsibilities Design & Engineering Management Standards & Compliance: Establish and maintain corporate MEP design standards, ensuring all projects adhere to local codes, statutory regulations (e.g., CEA, Fire), and internal security/operational requirements. Review & Vetting: Lead the technical review of design submissions (from Concept through to Construction Documents) by external consultants to ensure optimal performance, constructability, and energy efficiency. Sustainability: Drive the implementation of corporate sustainability goals (e.g., LEED, WELL, Net Zero) within the MEP design, focusing on HVAC efficiency, lighting controls, and water management. Procurement & Contract Management Scope Definition: Develop detailed MEP scope of work documents, technical specifications, and bill of quantities (BOQ) for tendering. Tender Management: Manage the technical bidding process, including pre-bid meetings, responding to contractor clarifications, and evaluating technical proposals. Cost Control: Review and challenge vendor quotations, manage value engineering exercises, and negotiate change orders to ensure the project remains within the approved budget. Construction & Execution Project Leadership: Serve as the primary point of contact for all Project management processes implementation, MEP matters on site, coordinating closely with the General Contractor, specialized MEP contractors, and internal stakeholders. Quality Assurance (QA/QC): Implement and enforce stringent QA/QC protocols for all MEP installations, including material approvals, mock-ups, testing, and inspection of works. Schedule Adherence: Closely monitor and manage the MEP execution schedule, identifying potential delays and implementing mitigation strategies, particularly for long-lead items. Safety: Ensure all MEP-related work adheres strictly to corporate and local safety standards (EHS). Commissioning, Handover & Closeout Integrated Testing: Oversee the commissioning process (Levels 1-5), including Factory Acceptance Tests (FAT), Site Acceptance Tests (SAT), and integrated systems testing. Documentation: Ensure timely collection and review of all project closeout documentation, including as-built drawings, warranties, maintenance manuals, and final statutory approvals. Training: Coordinate and conduct operational training for the in-house Facility Management teams on the newly installed MEP systems.Qualifications And ExperienceEducation: Bachelor’s degree in electrical engineering, Mechanical Engineering, or a related field is required.ExperienceMinimum 10-15 years of progressive experience in construction project management, with a minimum of 7 years focused specifically on leading complex MEP systems (HVAC, Electrical Power, ELV, Fire Safety, and Plumbing).Industry Focus: Proven experience in corporate real estate projects, commercial buildings, Labs, data centers, or critical facility construction and fit-outs within the Indian market.Certifications: PMP, RICS, or other relevant project management certifications are highly desirable.Essential Skills & Competencies Technical Depth: Expert-level knowledge of local Indian building codes (e.g., NBC, IS standards) and international best practices for MEP systems. Financial Acumen: Strong ability to manage budgets, forecast costs, and scrutinize change orders effectively. Communication: Excellent written and verbal communication skills in English, with the ability to clearly articulate technical issues to non-technical executive stakeholders. Problem-Solving: Demonstrated ability to proactively identify risks and resolve complex technical and coordination issues on active construction sites.
