This role requires a candidate who is well-versed in Canadian construction standards, CCDC contract documents, and local building codes. Given the complexity and scale of our projects, there is no time for extensive training or acclimation periods. We need someone who can step into the role immediately, take ownership of ongoing projects, and contribute effectively from day one. Applicants who are unfamiliar with local construction practices, or lack substantial industry experience within the GTA will not be considered for this position. Join us and become part of something great.Job DescriptionAs a Project Manager, you will be responsible for the successful completion of restoration, renovation, conservation, and building science repair projects ranging from $50K to $5M. All of our work is prequalified, and our clients demand the highest level of service and quality in construction.Duties and ResponsibilitiesBackground in Building Envelope Repair and/or Replacement projects.Demonstrate expert knowledge of CCDC contract documents and Canadian Construction Building Codes.Perform fact-based reviews of project specifications and communicate potential impacts to team members.Manage and take full responsibility of the construction process, identifying opportunities to increase anticipated revenue by proposing alternate materials and/or systems where applicable.Develop and maintain positive relationships with clients, consultants, and subcontractors.Review and interpret project plans and specifications accurately and independently.Identify and capitalize on contract changes, ensuring that all modifications are documented and addressed.Develop and prepare detailed quotations for extras and changes to the contract in a timely manner.Provide clear project explanations to subcontractors and collaborate with them to secure competitive pricing.Analyze bid proposals from subcontractors to ensure best value and compliance with project requirements.Prepare proposals and estimates based on subcontractor input.Issue purchase orders for materials and subcontractors, ensuring timely procurement.Develop, maintain, and update project schedules and budgets on a weekly basis.Attend all project site meetings, record minutes, and distribute as required.Review and approve shop drawings submitted to clients.Complete and update all project submittals as per specifications.Prepare and submit project draws and all related documents.Manage and ensure completion of all project closeout documents.This role requires an on site presence daily, in evening and nights occasionally. QualificationsMandatory experience as a Project Manager in Building Restoration and/or Building Science repair.Post-secondary education in Architecture or Engineering preferred.Certificate of Qualification in carpentry or glazing may be preferable depending on experience.Valid driver’s licence with the ability to travel is required.Job TypeFull-time, PermanentPay: $90,000.00 - $120,000.00 per year (based on experience)Location and Relocation RequirementsWhitby, ON L1N 6M6: Reliably commute or plan to relocate before starting work (required).Education RequirementsBachelor's Degree, P.Eng, or Trades Certifications preferred.Experience RequirementsMinimum 5 years of project management experience or working supervisor on building science repair projects.Work LocationOn-site position – NOT SUITABLE FOR REMOTE WORK.YOU WILL BE REQUIRED TO TRAVEL TO JOB SITES ACROSS GTA AND FURTHERNote: This is not a fire/flood insurance restoration position. Experience in this field relates in no way to this position.
