 JOB DESCRIPTION Job Title: Controller Department: Finance/Accounting Reports To: Chief Financial Officer Location: Corporate Office; Beverly Hills, California Classification: Exempt Office Hours: 8:00AM-5:00PM; Daily Position Summary:This position is primarily responsible for full general ledger accounting and treasury process for AVG Partners, a prestigious national commercial real estate owner and operator (the “Company”). This position is also primarily responsible for the preparation of periodic financial statements of the Company and its affiliated entities. In addition, this position is responsible for the preparation and analysis of budgets and forecasts, including the comparison and analysis of budget to actual analyses. This position will also be responsible for income tax return filings and related payments. The Controller will also present alternatives and recommendations to the SVP to improve controls, processes and other relevant functions within the organization. Essential Job Functions: ·        Timely report to the Company’s Chief Financial the monthly consolidated financial statements of the Company which primarily include commercial real estate investments and operations. In addition, the timely and periodic production of property-level financial statements. ·        Will assist with the preparation of the annual Budget. This process includes analysis of past experience, projection of future operating results and non-recurring items. In addition, the Controller would be involved in reviewing and assessing quarterly budget to actual variances and preparing a quantitative and qualitative analysis, including line item and Executive Summary analyses, on the Company’s actual results relative to the budget.·        Assist with the following:o   Assist the third-party tax accounting firm with identifying, communicating and resolving issues to optimize the tax position of the Company.o   Support the timely completion of all required tax declarations and returns.·    Significant interface with the Chief Financial Officer. In addition, this position will be involved in working with the Chief Financial Officer on certain projects integral to the Company, including the preparation of business plans and other important initiatives.·     Assist with special projects related to accounting and reporting systems, as required.·     Additional responsibilities as required.Skills & Competencies:·        “Hands-on” Approach to problem solving and execution.·        Certified Public Accounting (CPA) license, preferred·        Sound knowledge of internal controls and the ability to exercise good judgment in the evaluation of the reasonableness of processes and controls.·        Thorough knowledge of GAAP and accounting and disclosure requirements.·        Ability to research technical accounting issues, exercise professional judgment and document conclusions and recommendations.·        Yardi accounting and property management software knowledge preferred.·        Ability to handle and maintain sensitive information with the highest level of confidentiality.·        Organized, detail-oriented and flexible to handle a wide variety of assignments under deadline pressure.·        Excellent oral and written communication skills including the ability to communicate effectively with all Company departments.·        Motivated and hard working professional with commitment to continuous improvement.·        Ability to coordinate and perform multiple tasks simultaneously.·        Self-starter and leader with ability able to work within a fast-paced, dynamic, team-oriented environment.·        Working knowledge of Microsoft Excel, Word and PowerPoint.Eligibility Requirements (ER’s):·        Must have unrestricted authorization to work in US.·        Must be willing to submit to a background investigation as part of the selection process.·        Must be willing to submit to a skill and personality assessment as part of the selection process.·        Must be willing to sign a Confidentiality Agreement.·        Must be willing to work in the greater Los Angeles area.·        Must be willing to work in the Company’s office location of Beverly HillsJob Scope:On a general basis, the incumbent operates from established and well-known procedures, although there will be a need to create new systems, forms, organizational methods, and departmental policies and procedures. The position requires a high level of complexity with regard to financial analyses and agreements, legal agreements and supervisory mentoring. The position requires an experienced level of anticipation, communication and organization. The incumbent must operate independently and have the ability to manage a staff and be responsible for their actions. Furthermore, this position is supervisory in nature to the extent that it requires the incumbent to provide direction, mentoring and support to Corporate and Property level staff. Decisions will be made within organizational policy constraints. Scope of Contacts: This position has frequent contacts, both with outside customers, brokers, business associates, tenants, vendors and with staff throughout the organization. Contacts may be of a confidential and sensitive nature, necessitating discretion at all times. Contacts are usually made on own initiative through phone and significant face-to-face contact. Position typically uses e-mail for written contact, although some correspondence is also required. Incumbent must regularly meet the needs of outside customers and staff at all employment levels.Physical Demands This position requires the ability to sit and operate a computer for significant periods of time, as well as the ability to push, pull or carry up to 15 lb. and to see, hear and reach above head.Education & Experience Desired:·        BS in Business and/or Accounting required.·        Solid knowledge of commercial real estate accounting·        College degree in accounting.·        CPA, preferredJob Conditions: This position deals with a wide variety of work situations. Incumbent must deal with regular interruptions, requiring some flexibility. Work requires extensive telephone and PC monitor work. This position requires substantial working hours including early morning or evening meetings.
