This role requires strong analytical skills, attention to details and the ability to work effectively in a dynamic and global environment. The role requires expertise in Japanese construction costing (積算, sekisan), commercial negotiation with general or major contractors, and adherence to MLIT (国土交通省) standards. You will ensure financial discipline, minimize budget overruns, and align with Japan’s unique cost structures (単価見積もり, tanka mitsumori).Responsibilitiesコスト見積もりと予算管理 (Cost Estimation and Budgeting):Development of accurate cost estimates for Data Center construction projects using Japanese unit pricing methods (単価見積もり), considering factors such as materials, labor, equipment, subcontractor costs, and overhead expenses in accordance with Japanese market rates.Review quantity take-offs (数量拾い出し) from project plans and specifications to determine quantities of materials required for construction activities, following Japanese measurement standards.Collaborate with design teams (設計事務所) and zenekon to align budgets with Japan-specific scopes of work.Collaborate with project stakeholders including Product, Design, Construction, Procurement teams to review project plans, specifications, and scopes of work to ensure comprehensive cost coverage.Develop project budgets based on cost estimates, ensuring alignment with client requirements, project timelines, and profit margins.Monitor project budgets throughout the lifecycle of projects, identifying and addressing variances and deviations from planned costs. コスト分析と管理 (Cost Analysis And Control)Support in establishing and maintaining Japanese cost standards/index (建設物価指数) for materials, labor, and overhead expenses based on local market data.Monitor pricing performance and conduct pricing reviews to ensure alignment with overall business goals and financial objectives.Implement cost control measures compliant with Japanese contract terms (請負契約 ukeoi keiyaku).Analyze cost deviations caused by design changes (設計変更 sekkei henko) and prepare change orders (変更通知書 henkō tsūchisho).Monitor and control project costs throughout the construction lifecycle, tracking expenses, analysing variations, and implementing appropriate measures to keep costs within approved budgets.Conduct regular cost variance analysis to identify areas of cost inefficiencies and opportunities for cost optimization to improve project profitability.Provide insights and recommendations to project teams on cost-related matters, including cost trends, cost drivers, and cost implications of project decisionConduct value engineering (VE活動) to propose alternatives (e.g., local materials like JIS-standard steel).Report cost performance using Japanese fiscal formats (e.g., genka kōsan 原価公算).Conduct periodic cost audits to ensure compliance with established cost control procedures, contract terms, and industry regulations.財務計画・予測 (Financial Planning And Forecasting)Ensure accuracy and completeness of financial data related to construction projects, including revenue recognition, cost accruals, and project profitability in compliance with Japanese accounting standards (J-GAAP).Collaborate with finance teams to integrate project cost data into DayOne financial reporting systemsand models.Monitor key performance indicators (KPIs) related to costing and profitability using Japanese construction industry benchmarks.Provide insights into project financial performance, highlighting key drivers, risks, and opportunities for improvement within the Japanese market context. 契約管理(Contract Administration)Monitor and manage contract performance to ensure compliance with Japanese construction contract terms and local legal requirements.Monitor and manage contract performance to ensure compliance with Japanese construction contract terms and local legal requirements.Coordinate with project stakeholders, including Japanese contractors and suppliers, to resolve contract-related issues.Provide guidance and interpretation of Japanese construction contract terms and standard contract forms (JFCC, etc.).Assist in the development and implementation of contract administration procedures and policies compliant with Japanese construction law. Handle contractual claims, disputes, and negotiations related to contract changes or issues in accordance with Japanese dispute resolution practices.Liaise with legal counsel and ensure all contractual matters are addressed and resolved effectively within the Japanese legal framework.コンプライアンス・継続的改善 (Compliance And Continuous Improvement)Support continuous improvement initiatives to enhance costing accuracy, efficiency, and effectiveness using Japanese Kaizen methodologies.Support in identifying opportunities to streamline processes, automate tasks, and leverage Japanese construction technology solutions to optimize costing practices.Stay abreast of Japanese construction industry best practices, MLIT regulatory requirements, and emerging trends in cost accounting and pricing.Ensure compliance with Japanese regulatory requirements, local industry standards, and company policies related to project costing, accounting practices, financial reporting, and contract administration.Requirements:-Degree in Cost Engineering/Architectural & Civil Engineering (建築学・土木工学)/Construction Management (建設マネジメント)/Mechanical Engineering/Electrical Engineering.Minimum 10 years of experience in cost control, cost engineering, quantity surveying (積算), or project control within the industrial, construction, or data center sector with good Japan project experience.Mandatory experience with Japan construction projects and familiarity with Japanese construction practices, regulations, and market conditions.Business-level Japanese language proficiency (JLPT N2 or equivalent) and native/fluent English for international collaboration.Strong knowledge of Japanese cost control principles, techniques, and methodologies, with a proven track record of managing construction/industrial project costs effectively in the Japanese market.Proficiency in reviewing Japanese-style quantity takeoffs (数量拾い出し), preparing detailed cost estimates using local unit pricing, and conducting cost analysis.Solid understanding of Japanese construction materials, methods, and processes, with the ability to interpret Japanese project plans and specifications accurately.Experience working with Japanese cost estimating software (e.g., KENPLAN, D-Cube) and international tools (e.g., CostX, RSMeans, Primavera, Excel) to perform accurate cost calculations and produce detailed reports.Excellent financial analysis skills, including the ability to interpret financial data, identify trends, and provide insights for decision-making within Japanese business culture.Strong verbal and written communication skills in both Japanese and English to effectively collaborate with Japanese project teams, contractors (ゼネコン), suppliers, and international team.Meticulous attention to detail to ensure accuracy in cost calculations, reports, and documentation.Understanding of Japanese business culture and construction industry practices.Ability to work independently and manage multiple priorities in a fast-paced multicultural environment.Effective communication and interpersonal skills.
