Job Description

What You'll DoParticipate in the development of business case in support of site selection.Review & interpret zoning by-laws, access requirements and availability of municipal services and other materials to confirm approvals requiredWork with a CAD Designer to prepare conceptual site plans, schedules for Offers etc.Secure zoning, access and development permit approvals within the applicable municipalities from start to finish.Monitor the status of new Official Plans, Zoning By-laws, Environmental Assessments etc.Attend and represent CTREL at Municipal Council and Committee meetings as required.Negotiate cross access agreements, restrictive agreements and shared amenities with adjoining land owners and highlight potential issue and outline possible resolutionsEnsure corporate development standards and design philosophies are maintained through negotiations with the land vendor and municipality.Prepare or direct the production of documents and drawings required for final site plan agreement and/or development required for final site plan agreement and/or development agreement.Assist in the review of lease agreements and development agreements.Direct various consultants throughout the project in the completion of site plans, servicing, grading and landscape plans, as well as the development of strategic approach to approvals.Support the team in the follow-up to final agreements with municipalities, developers, adjoining owners, etc. and obtain release of letters of credit where required.Direct the preparation packages for presentation at Strategy Sessions, to the Real Estate Committee or to senior management as required.Coordinate with the Real Estate Manager to ensure conditions are met in Purchase and Sale AgreementsCoordinate with project managers, retail planning, market analysis, business analysts and other internal departmentsAttend site toursWhat You BringBilingual in French and EnglishMCIP, OUQ Designation would be an assetUniversity or college level education in planning or a related fieldA minimum of two years of progressive experience in the municipal approval processStrong Project Management skillsExpert knowledge of municipal infrastructure, by-laws, building codes and processesUnderstanding of legal agreements and real estate finance recommendedExcellent communication, presentation and negotiation skills in French & EnglishAbility to work within tight timelines and meet deadlinesStrong organizational skillsCapable of dealing with constantly changing prioritiesExperience in retail real estate, land development process and the construction discipline is an assetValid Drivers LicenseAbout UsCanadian Tire Corporation, Limited (“CTC”) is one of Canada’s most admired and trusted companies.
