Working closely with ownership, partners, consultants, contractors, and municipal authorities, the Development Manager will drive the delivery of exceptional, design-forward projects that embody Mondivan’s commitment to quality, value, and lasting community impact.The Opportunity This is a rare opportunity to join a boutique family office environment where autonomy, trust, and collaboration define the method of practice. As Development Manager, you will operate with a high degree of independence and direct engagement with ownership, shaping project outcomes, guiding design intent, and influencing future development pipelines.The role combines the hands-on engagement of a delivery-focused manager with the strategic input of a leadership partner. You’ll play a central role in how projects are conceived, designed, and delivered, with genuine authority to make decisions that impact outcomes and drive quality. The position demands accountability, proactive leadership, and a commitment to excellence, balanced by the freedom to bring creative and strategic thinking to each project.In the near term, the focus will be on construction documentation, tendering, and active project delivery, while Mondivan’s evolving pipeline offers significant growth and long-term opportunity to lead full life-cycle developments across diverse asset types and scales.KEY RESPONSIBILITIES Lead and execute all phases of the real estate development process — from feasibility and design through permitting, construction, and completion.Collaborate with consultant teams to develop and manage project plans, schedules, and budgets to meet project and company goals.Review design and project specifications to ensure alignment with financial proformas and performance objectives, identifying opportunities to enhance quality and value.Engage in the construction documentation, tendering, and contract administration process to ensure design intent and quality standards are upheld.Monitor, analyze, and report on budget performance, including financial modelling, cash flow forecasting, and lender reporting.Lead and coordinate regular meetings with ownership, contractors, consultants, and municipal authorities.Oversee all project documentation, including CCDC and consultant contracts, budgets, construction payment certification, lender draw submissions, legal agreements, and cost reporting.Conduct regular site visits and lead coordination throughout the construction process within Metro Vancouver.Support strategic pipeline development by contributing insights on design, market positioning, and delivery strategy for future projects.REQUIREMENTS Degree in Architecture, Engineering, Urban Planning, Business or Urban Land Economics;Minimum of four (4) years’ experience managing full-cycle development projects;Experience with direct oversight of construction phase project delivery is an asset;Strong proficiency with Excel, Outlook and Sharepoint; familiarity with Slack, Monday.Com and Egnyte Cloud File server is an asset;Valid Driver’s License and ability to travel within Metro Vancouver;Strong financial acumen with experience analyzing and managing budgets, projections and cash flows;Strong knowledge of building design principles and ability to lead conversations with design professionals;Excellent abilities with organization, discipline and attention to detail;Ability to work independently and collaboratively, staying accountable and proactive in a dynamic environment with shifting priorities;Strong communicator who can manage multiple stakeholders and priorities;Strong sense of ownership and urgency when required to meet deadlines and commitments in a timely manner;Familiarity with local municipal, provincial and federal authorities as well as planning processes and legislationsCOMPENSATION + BENEFITS With Mondivan, you will be part of a trusted, close-knit team where your contribution directly influences project success and company growth.We offer a competitive compensation package, including:Performance and milestone bonusComprehensive health benefitsProfessional development support and continued learning opportunitiesDirect collaboration and mentorship with ownershipA unique opportunity to shape the design and delivery of award-winning projectsThe satisfaction of seeing your decisions realized in high-quality, enduring developmentsThe expected base salary range for this position is $130,000 to $150,000 per annum.
