Job Description

Role PurposeLead the end-to-end delivery of assigned real estate / construction projects from post-concept through design, procurement, construction, testing, commissioning and handover. The role ensures projects are executed in line with approved development plans, budgets, quality, safety, and time targets, while effectively managing consultants, contractors and internal stakeholders.2. Key ResponsibilitiesA. Project Planning & DeliveryExecute the project delivery and execution plan, drawing on information from the Development team and other functions, ensuring alignment with overall development strategies and timelines.Ensure all necessary building permits and statutory approvals are obtained at each stage of the project.Identify, escalate and coordinate mitigation plans for project risks and issues, raising critical matters to the Senior Project Director as needed.Implement and ensure compliance with policies and procedures related to project execution, particularly Quality Assurance (QA) and Quality Control (QC).Collect project data and prepare comprehensive project reports (e.g. cost, physical progress, design progress, authorities’ matters, contractor performance, quality, safety) to update relevant stakeholders and the nominated Development project lead across all phases.B. Design, Constructability & Value EngineeringProvide input during design to ensure constructability, buildability and efficient sequencing of works for each product.Lead and facilitate value engineering workshops, identifying opportunities for cost optimization and design efficiencies without compromising quality or functionality.Manage all design-related variations in collaboration with the nominated Development project lead to ensure alignment with overall design intent and master plans.C. Procurement, Commercial & Contracts ManagementCoordinate closely with Commercial & Contracts and Project Control functions on drafting tenders, assessing proposals, and participating in contractor/consultant selection.Ensure effective coordination with Commercial & Contracts for managing contract variations and claims, planning how to handle them without adversely impacting time, cost or quality targets.Collaborate with Contracts to prepare final product cost reconciliation reports for submission to the Senior Project Director, Country GMs and the Development project lead, ensuring transparency over the financial status of the project.Review and follow up on contractors’ payment certificates to ensure payments reflect actual, approved work delivered on site and in line with contractual terms.D. Construction Execution, Handover & Close-OutManage mobilization and handover activities at the beginning of the construction phase as part of the project execution stage, ensuring adherence to the planned program.Manage and coordinate services provided by Project Management (or similar) consultants, when appointed, to ensure delivery against agreed scope, time, cost and quality objectives.When no external consultant is appointed, directly manage and coordinate contractors to meet project objectives and contractual obligations.E. Compliance, Quality & QHSEEnsure that all projects comply with applicable codes, regulations, legal requirements and company-specific standards.Establish, implement and monitor effective Quality Assurance and Quality Control standards at project level.Ensure effective QHSE (Quality, Health, Safety & Environment) standards and procedures are in place and rigorously implemented to safeguard all workers on site and minimize environmental risks.Manage the performance of contractors and consultants throughout the project, evaluating their performance against defined criteria and responsibilities outlined in the RACI matrix.G. People Management & Stakeholder EngagementMonitor the performance, development and succession of all direct reports and project team members, providing guidance, coaching and feedback.Foster effective communication and collaboration with Development, Project Control, Commercial & Contracts, Legal, Finance and Country teams to ensure aligned project delivery.Qualifications, Experience & SkillsRequired Qualifications:Bachelor’s Degree in Civil Engineering, Construction Management, or a related engineering discipline.Project management certification preferred (e.g. PMP, PMI, PRINCE2 or equivalent).Preferred Experience:20–25 years of experience in an engineering / project management role for a developer, contractor in a project-driven environment.Minimum 8 years of experience in a management / leadership role handling large-scale construction projects.
