Established in 2004, MODUS has successfully provided innovative and cost-effective building solutions to the educational, commercial, residential, industrial, and institutional sectors. Operating two manufacturing facilities totaling 200,000 sq. ft. of insulated and heated workspace, the MODUS team works to design, manufacture, and deliver building projects faster than traditional site-built methods.Role DescriptionWe are seeking a highly analytical and detail-oriented Estimating Manager to lead and oversee the estimating function for all modular and off-site construction projects. The successful candidate will be responsible for developing accurate and competitive cost estimates, managing the estimating team, coordinating with design and operations, and ensuring bids align with company strategies and financial targets. This role plays a critical part in winning new projects and setting them up for success. The Estimating Manager reports to the VP Preconstruction & Estimating and works closely with Business Development, Preconstruction, and Project Management teams.Responsibilities:Estimating LeadershipLead the estimating department in producing accurate, detailed, and timely estimates for modular construction projects.Lead the estimating department in producing accurate, detailed, and timely Bills of Materials (BOMs) for modular construction projects.Manage and mentor a team of estimators, ensuring consistency in estimating practices, methodologies, and templates.Oversee bid strategy development and ensure alignment with company goals, market conditions, and client requirements.Cost Estimating & AnalysisPrepare and review detailed quantity take-offs, pricing, Bill of Materials, scopes of work and labor estimates using industry-standard methodologies and historical data.Develop cost models and unit pricing databases to improve accuracy and efficiency.Analyze subcontractor, supplier, and vendor quotes to determine the most competitive and reliable options.Identify cost-saving opportunities through value engineering and alternative construction methods.Collaboration & CoordinationWork closely with Preconstruction, Design, and Operations teams to ensure constructability, modular efficiency, and budget alignment.Support Preconstruction in RFP responses, preparation, including bid summaries, pricing breakdowns, scopes of work and client presentations.Engage with trade partners and vendors early in the process to gather accurate market pricing and ensure timely procurement strategies.Risk & ComplianceIdentify risks and opportunities in estimates, including schedule, logistics, and constructability impacts. Maintain Risk Register on each project.Ensure compliance with building codes, safety standards, and MODUS quality requirements in all estimates.Provide management with clear, data-driven recommendations for bid/no-bid decisions.Qualifications & Experience:Qualification in related field (eg: Construction Management, CET, Quantity Surveying - PQS, Architectural Technology, Gold Seal Estimating, etc.)7+ years of estimating experience in commercial, industrial, residential or modular construction, with at least 3 years in a leadership role.Strong knowledge of modular/off-site construction methodologies, cost drivers, and market pricing.Proficiency in estimating software (eg: PataBid) , Excel, and digital take-off tools (e.g., Bluebeam, On-Screen Takeoff, BIM-based estimating).Experience with Smartsheet software will be considered an asset.Experience with Stipulated Price, Construction Management, Design-Build, IPD contractual models will be considered an asset.Demonstrated ability to lead, mentor, and develop estimating staff.Strong communication and negotiation skills with clients, vendors, and subcontractors.Proven ability to manage multiple bids and deadlines simultaneously.Key CompetenciesCost Estimating & Take-OffsValue Engineering & Cost ControlLeadership & Team DevelopmentBid Strategy & Risk AssessmentVendor & Subcontractor ManagementModular Construction KnowledgeData-Driven Decision MakingCompensation & BenefitsCompetitive salary based on experienceComprehensive health and benefits planRRSP contribution matching programWhy Join Modus?Join a team that is transforming the construction industry through innovation, collaboration, and a commitment to Building Better.
