A copy of the Job Posting (Advert) Statement template with these statements has been saved in our Global ************* site, available via this link.Looking Ahead; wanted to share our plan to hardcode our Why CBRE and Applicant Use Disclosure statements into Talent Source; a further update will be provided once we have a confirmed timeline. Utilizes advanced skills to perform complex preventive maintenance and corrective repair of buildings, industrial systems, vehicles, equipment and grounds. Working under limited supervision, monitors building system operations and performance. Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling.  Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.  Inspects building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client.  Oversees and inspects the work performed by outside contractors. Contracted work includes UPS, HVAC, plumbing, electrical system and building lighting system etc..  Performs assigned repairs, emergency and preventive maintenance. Completes maintenance and repair records as required.  Reviews assigned work orders. Estimates time and materials needed to complete repair. Orders necessary materials and supplies to complete all tasks.  Maintains an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum.  For hard services ad-hoc or small project, evaluate and provide technical proposal, and provide related Operational & Maintenance data for project initiation if need  Actively participate in the design, review, comment, commissioning and handover of site new projects according to NV SZ office moving process. Performs other duties as assigned.Daily Facility operation  Daily patrol of the Facility system, to keep the office and the lab area facility system are in normal condition. These facilities include but not limited to lighting, locks, ceiling plate, power distribution panel, HVAC, water supply, elevator, firefighting, furniture. According to the SOP and patrol checklist, record the data of the office facility system, and report to Associate FM Eng. Ops Manager immediately if meet the serious fault information if affect the business operation.  Utilities data recording and abnormal analysis.  Archive the patrol and maintenance record.Facility system Fault repair  Acing to the Daily patrol finding, if the fault repair can be fixed by Building Technician alone, complete the fault repair and record, report to Associate FM Eng. Ops Manager.  If the fault repair needs other resource, report the information, and get the support from Associate FM Eng. Ops Manager immediately. Record and update the work order tracking list. Help Associate FM Eng. Ops Manager to manage the fault repair process and the coordination with the affected employee if needed. 3. 52 weeks PPM Management  According to the 52 weeks PM plan, complete the equipment PM plan job and record the actual data, and report the findings to Associate FM Eng. Ops Manager.  If the PM task is execute by outside vendor, Building Technician should contact and coordinate with the vendor to complete the PM task according to the PM plan schedule. In the supervision process, Building Technician should check the vendor’s PM process, take photo before, in and after the process, collect all the PM record from Vendor and report to Associate FM Eng. Ops Manager after the event. If the PM Job will affect the daily operation of the NVidia employee, should report to Associate FM Eng. Ops Manager and get the confirmation from Associate FM Eng. Ops Manager before the PM Job starting.Spare parts management  In the daily operation, manage and record the spare parts usage information, including the usage number and the purpose, and reflected in the work order record system.  According to the spare parts usage data, to report the condition to Associate FM Eng. Ops Manager and fill the spare parts application form every week if needed. Manage the Goods receive process, check the quantity, brand and the specification of the spare part with the application form. All the spare parts should be kept in the right storage location.  Audit and report the actual inventory quantity every month, to keep the record is same with the actual storage number, if the data is not matched, should check the root cause and report to Associate FM Eng. Ops Manager.Vendor Management  According to the requirement of Associate FM Eng. Ops Manager or client, to onsite supervise and support the vendor activity, to keep vendor’s activities can meet quality and EHS requirement, record and report the status to Associate FM Eng. Ops Manager after the supervision is completed.  If the Vendor’s activities conflict with NVidia EHS or quality requirement, stop the vendor’s activities and escalation the information to the high level immediately.  Vendor project payment application and recordingEmergency response If emergency issue happened in non-workdays, can back to the site and help to deal with it. After the emergency issue solved, record and report to high level management team.Record and document management  All the record should be kept and submitted to Associate FM Eng. Ops Manager weekly. The Record should include the picture and the written edition if the process includes the project or important fault repair.Temporary taskFacility Engineer should response to the client, Associate FM Eng. Ops Manager or other employee’s temporary request, if Building Technician cannot decide whether to accept the temporary task, should report to Associate FM Eng. Ops Manager immediately Required Knowledge and Skills:Technical BackgroundComputer skills – MS Office (Excel, Word), MS Project, AutoCADGood stress management skills can work independently.More than 8-year experience with some skill requirement (HVAC, Electrical, etc.), Familiar with building architecture/Integrated Facility maintenance, Operation, 3rd part vendor managementHolding Technical certificates or Competency, such as electrical, HVAC
