Finance Executive (Real Estate Developer)

About the RoleWe are hiring a Project Finance Executive with strong experience in real estate development finance. This is NOT an accountant or bookkeeping role.The position focuses on project costing, land acquisition finance, development budgets, off-plan sales finance, RERA compliance, and construction financial control.Only candidates who have worked in REAL ESTATE DEVELOPER COMPANIES in the UAE will be considered.Key Responsibilities1. Land Acquisition & Development FinanceManage financial models and feasibility analysis for land dealsHandle DLD, RERA, Municipality payments and government fee structuresCoordinate documentation with legal and land departmentsTrack and reconcile all land acquisition transactions2. Consultant & Project Management FinanceManage consultant contracts, milestone payments, and variation approvalsMonitor design, engineering, and consultancy budgetsMaintain project cost reports and development schedules3. Off-Plan Sales Finance & Escrow ComplianceCoordinate with sales/legal teams on collections, payment plans, and customer schedulesEnsure full RERA escrow compliance and bank coordinationManage PDCs, receipts, and aging for customer instalmentsPrepare revenue forecasts, cash flow, and collection reports4. Construction Cost Control & Project BudgetingMonitor project budgets, cost-to-complete, and financial progressValidate contractor & supplier invoices (not accounting entry)Handle retention, advance recoveries, and drawdown documentationPrepare detailed cost reports and project financial dashboards5. Handover & Project ClosingManage financial aspects of final settlements, VAT invoices, NOCsAssist in revenue recognition and project financial closingPrepare profitability summaries and ROI analyses for managementWhat This Role is NOT🚫 Not a general accountant role 🚫 No bookkeeping, GL entries, or routine accounting 🚫 Not suitable for candidates from trading, contracting, retail, or audit firmsRequirementsMinimum 5 years of UAE experience in real estate development financeStrong knowledge of RERA, Escrow, Off-Plan regulations, and project costingAdvanced Excel skills; ERP experience preferredExperience managing development budgets and financial controls
