Job Title :The Project Finance Manager Job Location : Abu Dhabi acts as the financial owner of assigned real estate development projects throughout their execution phase. After feasibility is approved by Group, this role translates the approved feasibility into a detailed project budget, monitors project performance against financial KPIs, ensures financial discipline, and supports decision-making throughout the full project lifecycle. The role works closely with Development, Planning, Corporate Finance, Sales, Legal, AR/AP/GL, and Project Management teams to ensure accurate reporting, strong controls, healthy books, and timely financial execution. This position is central to ensuring that each project achieves its financial targets and remains aligned with approved assumptions.Key Responsibilities1. Project Budgets & Post-Feasibility ImplementationTake full financial ownership of assigned projects after feasibility approval.Break down the approved feasibility into a detailed, executable annual and multi-year project budget.Ensure the detailed budget accurately reflects feasibility assumptions, sales mix, cost structure, and financial KPIs.Monitor key financial indicators such as margins, cost-to-complete, development spend, and revenue forecasts.Highlight financial risks or deviations early and recommend corrective actions to protect project performance.2. Project Performance Monitoring & ReportingPrepare and present monthly Business Review Meeting (BRM) reports with insights, variance analysis, risks, and opportunities.Monitor project financial performance against the approved feasibility and detailed budget throughout the project lifecycle.Track revenue realization, sales progress, collections, operational ratios, and cash flow health.Maintain accurate project-level cash flow forecasts and identify funding requirements or gaps in coordination with Corporate Finance and Treasury.Lead sales launch for your respective project(s) covering finance part.3. Financial Operations & ControlsWork closely with AR, AP, and GL teams to ensure:Accurate, timely posting of project-related transactionsReconciled and healthy project financialsTimely supplier payments aligned with progressStrong collection performance from clientsParticipate in approval workflows for PRs, POs, contract awards, and variations.Maintain compliance with internal controls, finance policies, and approval matrices.4. Stakeholder ManagementAct as the finance focal point for Planning, Development, Corporate Finance, Project Management, Sales, Legal, and Treasury.Review project-related contracts, procurement packages, and major commitments from a financial perspective.Provide financial inputs for audits, RERA requirements, forecasts, cash flow reviews, and internal reporting.Engage with project teams regularly to support decision-making and challenge assumptions when necessary.5. Governance, Systems & Reporting DisciplineEnsure timely and accurate monthly reporting, management presentations, and project dashboards.Provide project updates and performance analysis compared to feasibility-approved KPIs.Use Oracle Fusion to extract, validate, and monitor project financial data.Qualifications & ExperienceBachelor’s degree in Accounting, Finance, or related field.CMA / CPA / CFA preferred.Minimum 8 years of experience in finance.Experience in real estate development or off-plan projects is an advantage.Strong understanding of project lifecycle financials and feasibility-to-budget translation.Ability to interpret financial models and understand feasibility assumptions (no requirement to build models).ERP experience required; Oracle Fusion preferred.Strong proficiency in Excel and project financial analysis.Skills & CompetenciesStrong communication skills with the ability to engage senior management.Analytical and problem-solving capability with high attention to detail.Strong stakeholder management across multiple departments.Ability to challenge assumptions professionally.Structured, organized, and able to meet tight deadlines.Leadership and ownership mindset.Strong presentation and reporting skills.Location: Abu Dhabi
