Head of Finance / Financial Controller – Property Dublin City CentreThe CompanyA well-established, property business in Dublin is seeking a commercially minded Financial Controller to take full ownership of its finance function.You will report directly to the Managing Director and play a key role in shaping the financial performance and controls of the business.The RoleYou will lead the finance function end-to-end, covering both internal company reporting and client money / service charge accounting. This is a hands-on leadership role where you’ll manage a small team, improve processes and act as a key commercial partner to the MD.Key ResponsibilitiesOwn the full month-end process and production of monthly management accounts (P&L, balance sheet, cash flow and KPI reporting).Provide clear commentary and insight on performance, trends, and variances to the MD and leadership team.Prepare annual accounts and audit files; act as main point of contact for external accountants and auditors.Oversee all client money and property-related accounting across sales, lettings and block management.Ensure robust control and reconciliation of client accounts in line with regulatory requirements and best practice.Lead the preparation of service charge budgets and year-end service charge accounts, including coordination of the external service charge audit process.Prepare and file VAT returns and other relevant tax filings.Oversee payroll processing and all related Revenue submissions.Ensure enhanced reporting and compliance obligations to Revenue are met on a timely basis.Maintain and strengthen internal controls, policies and procedures across the finance and client accounting functions.About YouEssentialFully qualified accountant (ACA / ACCA / CIMA or equivalent).Proven experience in a senior finance role such as Financial Controller, Senior Finance Manager or strong No.2 stepping into a No.1 role.Strong technical grounding in management accounts, statutory reporting, and tax.Demonstrable experience managing or overseeing client money / trust accounts and reconciliations.Experience leading and developing a small finance team in an SME environment.Confident communicator with the ability to work closely with an owner/MD and non-finance stakeholders.Experience in property, real estate, lettings or block management, particularly with service charge and landlord accounting a strong advantage
