Guided by a commitment to social value, we work with local partners, charities and cultural organisations to create developments that benefit both people and place.Finance TeamYou will be a key point of contact in the finance team, with the crucial responsibility of assisting the Financial Controller in managing the Real Estate portfolio of the business. There will be a particular focus on financial performance analysis, cost control and cashflow management, to ensure the business is operating in an efficient and compliant manner.Your Role and Responsibilities:Budgeting, Forecasting and ReportingAssist in preparing project appraisals and cost budgets.Manage processes for effective cost control against budgets. Accurately report and lead the detailed analysis of financial performance against budget, collating and reporting actual costs incurred, compiling updated forecasts and comparing to budgets, prior forecasts and strategic objectives.Identify key drivers and variances, and provide clear, concise, and actionable financial insights, explanations and recommendations to senior leadership. Lead the monthly Project Review Meetings, working closely with the development and investment teams to fully update the financial models, forecasts and cashflow projections and provide detailed explanations for performance.Undertake ad-hoc performance analysis for real estate development and investments, measuring IRR, profitability, income return and similar metrics.  Financial ModellingAlongside the Investment and Development Teams, develop and maintain detailed excel financial models for the real estate investments and developments, including debt financing.Assist in the production of the monthly cash flow and liquidity forecast for the business, which consolidates the real estate investment and development cashflow forecasts and EBITDA/NOI forecasts for operational assets, to identify and manage liquidity requirements.Financial Oversight:Maintain financial control and discipline across all investments. Regularly reconcile the ledgers to the cost plans and utilisation request history, ensuring correct documentation is signed/filed when required and no invoices are delayed for payment.Use the financial insights gained to provide strategic and commercial direction for tax, insurance, budgeting, credit and treasury functions alongside the Financial Controller.Utilisation Requests and Loan Monitoring:Responsibility for loan utilisation request runs for all projects , ensuring that all invoices are matched to approved purchase orders and budgets / forecasts and all criteria for utilisation requests and drawdown is met.Coordinate with project monitors and advisors appointed by lenders as part of the debt drawdown process.Assist with the preparation of loan financial covenant compliance certificates and reporting and undertake financial covenant compliance forecasting analysis.Compliance and Controls:Ensure adherence to all relevant financial regulations and internal controls. Monitor compliance with banking regulations and reporting requirements.Assist with any queries from HMRC, external professional advisors and overseas administrators.Other Responsibilities:Proactively seeking efficiencies to streamline processes & systems.Build and maintain good relationships with all the departments across the business such as planning, development, investment and legal teams.Assist with preparing PowerPoint presentations and reports to present complex financial information in a clear and understandable way to a range of audiences.Assist with ad hoc technical accounting matters, audit requests and other projects throughout the year as and when required by the Financial Controller. Characteristics: Strong understanding of real estate development.Be able to work under time pressure and be flexible with hours around periods of reporting, deal completion or audit enquiries.Exceptional attention to detail and the ability to work accurately and in a timely manner.Strong written and verbal communication skills.Able to present and explain information clearly and concisely.Efficient and able to balance multiple responsibilities with good upward management skills.Able to provide challenge to information provided by the wider business, whilst receiving/acting on feedback in a professional manner.Desired experience: Qualified Accountant ACA/ICAEW, ACCA, CIMA or equivalent.Ideally 6+ years’ experience at an operational real estate firm, with a preference for real estate development experience.A strong background in detailed financial analysis and excel modelling is essential.Ability to work successfully as part of a small, close-knit team but also be able to work independently.Closely aligned to the Dominus Culture.
