Job Description
The Head of Property Value Growth is responsible for maximizing the long-term financial and strategic performance of the shopping mall portfolio by enhancing existing properties, optimizing returns, and driving like-for-like growth. This role leads cross-functional initiatives to reposition, redevelop, and elevate the properties, ensuring each mall reaches its full commercial potential.Base: HCMC, Vietnam. Open for Local candidates or expatriate residing in Vietnam.Responsibilities include, but not limited to:• Develop portfolio growth strategies to enhance value and performance across all existing malls.• Analyze mall performance (NOI, occupancy, sales, yields) to identify improvement opportunities.• Prioritize and plan asset enhancement projects such as refurbishments, redevelopments, and repositionings.• Lead cross-functional growth reviews bringing leasing, operations, and design teams together around shared asset goals. • Prepare investment business cases for capital expenditure with ROI and payback analysis.• Collaborate with leasing teams to adjust tenant mix and improve income quality and rental growth.• Coordinate with concept design and project delivery teams to ensure upgrades meet commercial and design objectives.• Work with operations teams to improve operational efficiency, cost control, and customer experience.• Negotiate with landlords, land owners and the athorities to improve lease terms or secure development rights.• Oversee risk assessments related to lease expiries, ownership structures, and redevelopment timing.• Manage financial performance tracking and report portfolio growth outcomes to senior management and stakeholders.• Benchmark asset performance against market peers and internal targets to guide continuous improvement.• Identify underperforming assets and lead turnaround or disposal strategies. • Communicate strategic progress through clear reporting, presentations, and updates to executive leadership and stakeholders.Functional knowledge & experience: • Strategic, financial, and development-oriented competencies with strong cross-functional leadership and execution capability.• Minimum 5 years of Director level, VP, Senior Manager, within Asset Management and Property Operations.
