Project Planning & DevelopmentLead the conceptualization, planning, and execution of real estate projects from post-acquisition through construction, including condominium registration and final closingManage all phases of the project lifecycle, ensuring alignment with business objectives, budgets, and timelinesConduct feasibility studies, risk assessments, and due diligence for potential development opportunitiesMunicipal Approvals & PermittingStrategically guide and manage the municipal approvals process, including:
Official Plan Amendments (OPA)Zoning By-Law Amendments (ZBL)Draft Plans of Subdivision & CondominiumSite Plan Approvals (SPA)Committee of Adjustment (CofA) & Minor Variance ApplicationsConstruction permits and other regulatory requirementsMaintain up-to-date knowledge of municipal fees, development charges, and incentive programsStakeholder & Consultant ManagementEngage and manage architects, engineers, planners, and other consultants to ensure project successRepresent the company in meetings with municipalities, community groups, public consultations, and internal/external partnersFoster strong relationships with municipal staff, government agencies, and industry stakeholders to facilitate approvals and resolve issuesFinancial & Schedule OversightDevelop, monitor, and control project budgets, cash flow projections, and soft cost trackingMaintain detailed project schedules, identifying risks and opportunities to meet sales launch and construction start targetsProvide regular progress reports on milestones, deliverables, and key performance indicatorsCross-Functional CollaborationWork closely with the Marketing Team, Consultants, and Construction Team to align on design, market trends, unit mix, and project feasibilityEnsure seamless handover of projects to the construction team with a complete information packageSupport HCRA licensing, Tarion applications, and compliance as neededLeadership & Team DevelopmentLead, mentor, and co-manage junior team membersPromote professional growth, engagement, and high performance within the teamQualifications & Skills:
Bachelor’s or Master’s degree in Urban Planning, Real Estate Development, Architecture, Engineering, or related field5+ years of experience in real estate development, with a strong background in municipal approvals, planning, and project managementIn-depth knowledge of Ontario planning policies, zoning bylaws, and development regulationsProven ability to manage multi-disciplinary consultant teams and complex stakeholder relationshipsStrong financial acumen with experience in budgeting, forecasting, and cost controlExcellent communication, negotiation, and leadership skillsProficiency in project management software (e. g.
