About the Role:This position is responsible for both store design and store maintenance works. This position is also responsible for stores assigned by area/landlord and overseeing the whole process from store design activities related to new store opening to remodeling/maintenance activities after the store opening.Also will be required to supervise projects in Taiwan.(SD)Responsible for suggesting and realizing optimization of brand images and maximization of sales in collaboration with Gap Inc. Creative Service team regarding the development and design for new and remodel stores of all brands in Gap Japan K.K., as well as for establishing standards for the décor and design of all stores.Lead multiple project management and store design, from feasibility design through construction, and the training and supervising of all direct reports, outside design firms, vendors and contractors.(SM)Responsible for preventative and repair/maintenance strategy of all stores in Gap Japan K.K. Ensure these stores maintain the highest level of brand standards.Manage vendors and leverage long-term relationships to achieve best price/performance. Advise the director in vendor selection.Ensure the assigned stores are safe and well maintained while meeting cost, quality, and schedule targets.Travel to each assigned store at least once a year to evaluate condition of assets and ensure that the store is maintained to meet the brand standard.What You’ll Do:(SD)ARCHITECTUAL / DESIGN Understand US design and translate to Japan market appropriately with multiple business partners. Responsibilities also include fixture, furniture, marketing and hardware that relate to store environment. Design improvements should be executed continuously.Effectively manage outside design firms. Disseminate decisions made on current design standards on a timely basis.Perform plan checks for all assigned projects to ensure complete coordination of architectural and engineering drawings, adherence to applicable codes, thoroughness of drawings and conformity to landlord's design standards.PROJECT MANAGEMENT / CONSTRUCTIONEffectively manage vendors, suppliers and contractors to ensure seamless services to be provided construction materials, fixtures & furniture and interior/exterior construction as a representative of purchasing and control of company.Perform the construction administration for assigned projects. Proactively identify and address construction issues before they become major problems. Monitor construction progress to ensure a high level of construction quality, cost efficiency of revisions and conformity to landlord's design standards. Review shop drawings.Perform punch lists for assigned projects. Train team members to do punch lists. Educate the field personnel on store development responsibilities with respect to design, construction processes and construction quality.DEPARTMENT / ORGANIZATIONALLead coordination and collaboration with Gap Inc. Creative Service team to realize optimization of brand image and maximization of sales for all store development.Coordinate and direct communication with Visual Merchandising, Operations and Field teams as necessary during the design and construction phases of projects. Understand the store development protocol and timing for involving the appropriate parties when resolving issues.Generate and distribute written documents as necessary to thoroughly record the issues surrounding all assigned project. Possess excellent verbal and written communication skills. Create written documents reflecting proper content, organization and tone. Communicate well with people at all levels. Train all team members to track projects and to produce well-written documents.Handle multiple projects and tasks simultaneously without compromising the project schedules or quality of work. Adjust the schedule of the teams and prioritize their workloads efficiently.LANDLORD AND LEASE RELATEDPrepare thoroughly for criteria reviews and lease reviews. Communicate with the Legal and Real Estate Departments as necessary to inform them of design or construction issues involving significant cost or scheduling ramifications. Review executed lease exhibits as required to identify responsible parties for construction issues.(SM)TECHNICAL ABILITIESResponsible for store-by-store preventative maintenance schedules to reduce spend for demand maintenance.Responsible for executing the strategy and store specific projects (i.e., Program Work).Verify store asset data is accurate and up-to-date. Review monthly program work/preventative maintenance/demand status with the brands to provide support in forecast/budget processes.CUSTOMER SERVICE AND COMMUNICATIONAct as an advocate for the stores and prioritize customer service to build trust and create partnerships.Genuinely convey a sense of urgency and concern for an issue as well as its financial impact on business.Responsible for educating store personnel to maximize efficiency and to extend asset lives. DECISION MAKING AND PROBLEM SOLVINGResponsible for diagnosing complex problems and communicating with appropriate business partners.Resolve scheduling and quality issues between stores and vendors.LEADERSHIPSupport and participate in the annual real estate market plan. Come with a point of view and make specific suggestions for each store.Manage vendors to maintain Gap Inc. standards while achieving goals and metrics.Who You Are:KNOWLEDGE, SKILLS AND ABILITIESWork knowledge & Experience: Expertise and experience in design/construction/maintenance regardless of store types such as a free-standing store or a store in a commercial facility. Understand not only standard regulations but also regionally specific legal restrictions and execute design/construction/maintenance work.Management: Ensure to meet a fixed construction schedule and cost, and suggest an alternative idea to complete the work order depending on circumstances.Creative: Excellent ability to understand brand's store design concepts and translate them into the retail store setting.Communication: Communication skill with intermediate or higher English level is preferred.MINIMUM EDUCATION LEVELCollege degree or equivalentEXPERIENCE REQUIREDOver 10 years experience in retail, design, construction, interior design, and/or maintenance fields.Over 5 years experience in general management and leading others.Excellent in Microsoft Office applications and database management.Ability of communicating effectively in English for daily conversation.Gap Inc. is an equal-opportunity employer and is committed to providing a workplace free from harassment and discrimination.Women make up approximately 70% of Gap Japan's workforce, they are active in all positions, from store staff to senior leaders at the Japan head office.
